FM Engineer

To ensure the continuous operation, safety, and efficiency of all mechanical, electrical, and plumbing (MEP) systems while driving energy-saving initiatives and managing vendor performance.

Technical Operations & Maintenance

• System Oversight: Manage and troubleshoot complex HVAC (chillers, AHUs), Electrical (UPS, switchgear, transformers), and Fire Life Safety systems.
• CMMS Administration: Act as the lead user for the Computerized Maintenance Management System (CMMS) to track work orders, analyze equipment history, and ensure 100% PM (Preventive Maintenance) compliance.
• Root Cause Analysis (RCA): Lead investigations into system failures to prevent recurrence, moving the site from reactive to predictive maintenance.

2. Project & Vendor Management

• Small Projects Lead: Plan and execute minor capital projects (e.g., equipment replacements, office re-stacking) including budgeting, scheduling, and commissioning.
• Vendor Accountability: Supervise specialized contractors, ensuring their work meets safety standards (Permit to Work) and adheres to Service Level Agreements (SLAs).
• Audit Readiness: Maintain all technical documentation and logs to ensure the facility is ready for internal and external regulatory audits.

3. Energy & Sustainability

• Efficiency Analysis: Monitor Building Management System (BMS) data to identify energy "leaks" and optimize start/stop times for heavy machinery.
• ESG Reporting: Assist in collecting data for carbon footprint reporting and implementing sustainability initiatives like LED upgrades or water recycling.

Required Skills & Qualifications

• Education: Bachelor’s Degree in Mechanical or Electrical Engineering (or a related technical field).
• Certifications: CFM (Certified Facility Manager) is preferred.
• Design/Planning: Basic AutoCAD for updating as-built drawings.
• Productivity: Advanced Excel for data analysis and reporting.
• Regulatory Knowledge: Deep understanding of local building codes, fire safety regulations, and OSHA/HSE standards.
