Job Description: Foreman – MEP & BMS
Position Overview
The MEP
& BMS Foreman is responsible for supervising, coordinating, and
executing all maintenance and repair activities related to Mechanical,
Electrical, and Plumbing (MEP) and Building
Management Systems (BMS).
The role requires a hands-on technical professional who
has grown through the ranks from a technician to a foreman, bringing both
practical expertise and team leadership skills to ensure maintenance operations
are delivered safely, efficiently, and to high standards.
Key Responsibilities
·
Supervise and coordinate daily MEP and BMS maintenance tasks across
facilities, ensuring all systems are operating efficiently and safely.
·
Inspect facilities regularly to identify maintenance needs in HVAC,
electrical, plumbing, firefighting, and ELV systems.
·
Plan and allocate work assignments to technicians, ensuring materials
and resources are available in advance.
·
Troubleshoot, repair, and maintain HVAC
systems including chillers, VRF systems, split ducted units, air handling
units (AHUs), FAHUs, pumps, and pressurization units.
- Monitor and maintain BMS systems (e.g., Honeywell) — identifying and resolving faults
promptly.
- Monitor, maintain the FAFF system of the building, and
coordinate with the Fire vendor in resolving the issues.
- Carry out the fire safety checks with the AMC vendor
to make sure the system is working properly.

Conduct regular preventive maintenance on
MEP and ELV systems, maintaining records and reports.
·
Oversee plumbing and drainage works, ensuring all installations and
repairs meet quality standards.
·
Troubleshoot and resolve electrical and ELV
issues, including CCTV, access control, and related systems.
·
Ensure all maintenance activities comply with safety
standards, company procedures, and
are completed within timelines.
·
Provide daily briefings and debriefings to the technical team to ensure
effective resource utilization.
- Coordinate with procurement to ensure timely material requests and availability.
- Report maintenance activities and progress updates to Facilites
Engineer &Facilities Manager
Qualifications & Experience
·
Minimum Diploma or ITI in
Refrigeration or a related trade.
·
Minimum 5 years of experience in a
similar MEP or HVAC role, having progressed from a technician to foreman level.
·
Strong knowledge of HVAC, electrical, plumbing, drainage,
and ELV systems.
·
Ability to read and interpret technical drawings and schematics.
- Hands-on experience in troubleshooting and maintaining
chillers, VRFs, DX units.
·
Good communication skills in English and Hindi
(spoken and written).
·
Experience using CAFM systems and
working knowledge of MS Word and Excel.
