Description

Typical Tasks

• Performs semi-skilled mechanical, electrical, plumbing, carpentry, painting, HVAC, roofing and related trades tasks;
  
• Performs routine inspection, preventative maintenance, calibration, functional and operational testing of facility systems and equipment;
  
• Uses hand and power tools in servicing and making minor repairs to electrically driven machinery, such as air conditioning, laundry equipment, plumbing and electrical equipment;
  
• Receives and responds to calls for building/grounds maintenance/repair or equipment alarms;
  
• Tests and diagnoses machinery using various measuring instruments such as micrometers, dial indicators, pressure gauges, manometers;
  
• Makes minor electrical repairs such as testing circuits for power, replacing fuses and ballasts;
  
• Replaces and aligns drive and driven sheaves;
  
• Installs and tensions Vee belts;
  
• Orders any parts/supplies needed for repairs;
  
• Installs or replaces various gaskets, fittings, etc., gas and water lines;
  
• Clears plugged drains using hand snakes;
  
• Maintains and installs bearings;
  
• Detects and corrects bearing problems;
  
• Performs basic water treatment for boilers, cooling towers, chilled and hot water closed loops;
  
• Cleans cooling towers and services water softeners;
  
• Operates water treatment equipment, and tests for/maintains proper chemical levels in HVAC systems (cooling towers, hot, cold and condenser loops);
  
• Services or repairs automatic door mechanisms and hydraulic doors;
  
• Repairs or replaces worn or broken door parts using hand tools;
  
• Lubricates machinery;
  
• Performs minor welding;
  
• Installs and repairs pumps;
  
• Maintains and performs minor repairs to emergency power generators;
  
• Repairs wheel chairs, beds, scales and similar hospital equipment;
  
• Repairs office furniture and equipment;
  
• Repairs lawn mowers and other garden equipment;
  
• Makes minor repairs on pneumatic tube systems and carriers;
  
• May perform rough plastering or cementing;
  
• Cleans and repairs tools;
  
• Assists in ordering tools and safety equipment;
  
• Issues tools from the tool crib;
  
• Assists in the training of less experienced workers;
  
• May drive trucks, tractors, scissor lifts, bucket trucks, forklifts and aerial lift platforms;
  
• Keeps simple records, and prepares simples reports;
  
• Completes and inputs work orders in a timely manner;
  
• Uses information system software and equipment, including computers, printers, Personal Digital Assistants (PDA), telephones, fax machines and copiers;
  
• Receives and responds to emergency equipment failures or emergency alarms;
  
• May be assigned as a Disaster Service Worker, as required;
  
• Performs related work as required.

• Use County equipment safely and in compliance with safety limits and standards;
  
• Apply basic measurements and mathematical concepts in line of work;
  
• Keep simple records and prepare simple reports of work accomplished.

• Ascend and descend ladders that are over six feet tall with tools and equipment where the ladder has a weight limitation of 350 pounds;
  
• Safely move and lift objects that weigh up to 50 pounds;
  
• Work in small, confined, and similar spaces;
  
• Perform manual tasks as necessary;
  
• Work on weekends, holidays and at odd or irregular hours.
