Minimum Qualification
(i.e education, training etc.)
Graduate in any discipline (preferably law)/MBA
Minimum Experience
12-15 years and above in the field of approvals and liaison
Should have worked with builders/ developers/ experience of real estate

In-depth understanding of regulatory framework
Well-versed with all Development Control Rules and regulations/Bye laws/ procedures for all liaison work for obtaining permissions/approvals and NOC’s
Excellent coordination skills

Overall Purpose/Objective
Of the job
Regularization and taking care of all land related matters
Coordination with internal design team, legal & projects and also with external consultants (Architects and others)
Approval from various authorities for development/ construction of building and fulfilment of all compliances from time to time
Key Responsibilities
(List major responsibilities, that you have, to achieve the key objectives)
Establish and maintain relationships across levels within all concerned state and central government agencies/ departments including, but not limited to Municipal corporation, police, electrical inspectorate, Public Works Department (PWD), Fire Department, tax authorities (excise, service, etc.), electric utility, Pollution Control Board (PCB).
Coordinate with the Projects team to obtain necessary licenses/ certificates as per the progress of the project construction (for. E.g. Plinth Completion Certificate, Occupancy Certificate).
Coordination and obtaining of all requisite NOC/ approvals in timely manner
Compliances of Fire Dept., BDA,BBMP, MOEF, PCB, CEIG, internal compliances etc.
Documentation related to approvals and compliances
Payment of property-tax and all other requisite statutory fees
Timely MIS submission and updates to HOD to get timely decision/approvals
Support in appointment of consultants, documentation & coordinate/follow up for desired services/ reports.
Liaison with agencies, lawyers & internal team for searching land related records in various departments including revenue, municipality, registry office, courts, etc.
Tracking changes in rules and regulations affecting the project and identify risk in advance and mitigate
Demonstrate high attention to details of concerning matters and address them on priority basis
Coordinate with the Liaison architect for reviewing all project plans/drawings to be submitted for obtaining necessary licenses by ensuring compliance with all regulatory/statutory guidelines
Ensure proper documentation and file management for all functional operations
Monitor the allocated budget for functional operations including FSI, Consultant Charges, cost of Transfer of Development Rights (TDR), etc., for respective projects and ensure proper documentation for all operating expenditure incurred
