Job Summary:
The Groundskeeper reports to the Service Supervisor and Business Manager. The Groundskeeper is responsible for ensuring the physical aspects of the property are maintained by cleaning the common grounds of the property.
Essential Responsibilities:
· Picks up trash on the property and in common areas, which includes but is not limited to the driveways, parking lots, curbs, trash receptacle areas, exterior hallways, and any public areas.
· Ensures dumpster area is emptied and kept clean.
· Uses power blower and pressure washer to clean breezeways, steps, sidewalk, pool area, and any other common areas.
· Maintains the property’s flowerbeds, plants and grass areas, including pool cleaning or routine pool maintenance, and removing snow.
· Walks the property several times a day to pick up new debris.
· Ensure dog waste and dog waste receptacles are stocked.
· Communicates with supervisor regarding the status of work and any potential issues.
· Responsible for snow removal, if applicable, according to Company policy.
· Assists office staff as needed with posting notices on resident doors.
· Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.
· Ensures excellent customer service to prospective residents and tenants and promotes a quality living experience for all residents.
· Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
· Complies with all Parktown Living standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
· Attendance is imperative and this position will be required to maintain regular onsite hours.
· Other duties as assigned.

While performing the duties of this job, the employee is frequently required to include sitting and standing for prolonged periods of time as well as climbing, balancing, stooping, kneeling, squatting, crouching, crawling, reaching, pushing, pulling, and handling tools and other items. Employees must be able to physically access all exterior and interior parts of the property and amenities.
Must be able to operate golf carts at properties with golf carts, walk extended distances and navigate stairs.
Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Must be able to view computer screens, cell phones, and other electronic equipment for extended periods oftime.
