Handyman / Maintenance Tech II

Requirements: Must have a vehicle to travel between job sites* This is scattered site Maintenance (vs single apartment complex).

The core focus of this position is to tackle small projects in a timely fashion and quickly move on to the next item while maintaining a high level of detail and quality with some tenant interaction. This position will be a supportive role to our Maintenance Supervisor to ensure work orders are handled promptly and various property / maintenance issues are addressed accordingly.

Deft hands and technical knowledge are important parts of a handyman / maintenance techs’ arsenal. The perfect candidate must be well-organized with strong knowledge of general repair skills. A keen eye for detail and physical stamina are valued greatly in this job.

Status

This is a full-time position headquartered in Virginia Beach. Days and hours of work are typically Monday through Friday, 9:00 a.m. to 6:00 p.m. You will report to different job sites daily and receive your work schedule from your supervisor each day.

Essential Job Duties and Responsibilities

The responsibilities of this position include maintaining working order of rental appliances, proper upkeep of properties, and minor repairs, as well as diagnosing problems to effectively communicate the next course of action. Your responsibilities also include working on repairs of properties under construction. Experience in plumbing, electrical, some HVAC, drywall, trim and painting is expected.

We are looking to hire (2) experienced Handyman persons, we are not looking to train those who lack the required experience for this position. This is not an entry level position.

• Complete work orders that require needed equipment/tools/materials within outlined budget. You are expected to own those power tools necessary to perform the job function.
• Provide emergency/unscheduled repairs as needed but on rare occasions.
• Professionally coordinate repair/maintenance/installation times with tenants
• Take into account the budget on all projects to provide the proper material necessary on all levels.
• Provide outstanding service, professional communication and appearance, and quality service to all our tenants.

Work Environment & Physical Requirements

Physical:

Work is performed in a normal job site environment. Site visits will also be required outside with possible exposure to extreme elements in various seasons. Employees may be required to work in excess of 8 hours in a day and/or 40 hours per week.

• Sit or stand for long periods of time
• Occasionally bending or stooping to lift up to 25 pounds- 100 pounds
• Ability to climb ladders and other support equipment
• Ability to walk over uneven surfaces in all kinds of weather
• Ability to work under a house if necessary
• Ability to verbally communicate to exchange information
• Ability to operate assigned equipment and vehicles and power tools
• Ability to lift heavy objects with assistance (i.e. AC Units, Appliances), walk and stand for long periods of time.

Environment:

Normal office environment and outdoor field environment; travel from property to property.

Skills/Specialized Knowledge

Minimum Qualifications

• Clear driving record, no felony convictions, no misdemeanor convictions involving theft or injury to persons or property. You must have your own personal vehicle.
• Valid Driver's License
• High School Diploma or Equivalent
• 4 Years Experience+ in the maintenance field, or construction field
