Job Responsibilities:
1 Scrutinizing/Reviewing all legal transactions regarding the property that is proposed/intended to be purchased/developed by the company either owned or offered for development by a third party. Attending all the meetings and ensuring that all paperwork and explanations are received for the intended uses.
2 Preparing and submitting a note on the title and giving a preliminary view of the title of the property that is being proposed for acquisition in any manner.
3 Drafting of all kinds of deeds and documents including Letters of Intent, Memorandum of Understanding/Agreements, Sale Agreements, Sale Deeds, Joint Development/Joint Venture Agreements, Lease Agreements/Deeds for the acquisition/development of the property.
4 Briefing the external counsels, as instructed by the management either for scrutiny of title or documentation, as well as perusing/reviewing all the drafts and carrying out any necessary corrections, as may be required for the closure of the same to the true intents.
5 Preparing all paper works as may be required for submission to the various departments as may be required for the plan sanction and other approvals/permissions and coordinating with the external agencies/in-house team.
6 Appearing and providing clarifications on the title and other property-related issues to various departments for the purpose of getting various sanctions and approvals.
7 Obtaining the project's approval from RERA and banks/financial institutions. Providing all necessary documentation and clarifications as may be requisitioned Under the housing loan schemes.
8 Drafting of all forms, sale agreements, sale deeds, maintenance agreements or other documents that may be intended to be executed with prospective purchasers/investors for the sale of units for the projects that are under development or to be developed in coordination with the legal and sales team.
9 Attending queries of customers/their counsels and providing clarifications of documents, coordinating and ensuring the smooth functioning of customer relations.
10 Arranging/obtaining all documents from various authorities/departments as may be required from time to time and updating the completed project documents.
11 Follow up on the litigations filed by or against the company and follow up with respective advocates as may be instructed ted on a one-to-one basis. Providing necessary documents and briefs to the external counsels engaged by the Company in all the ongoing/proposed litigations and scheduling the meetings, having discussions with counsels on the subject, perusing the drafts of various petitions/applications/objections/affidavit/ Statements etc. and providing suggestions/amendments thereon to the respective advocates.
12 Appearing before the Quasi Judiciary Authorities such as Tahasildar, Assistant Commissioner, Deputy Commissioner, and District Registrar and representing the Company in all the matters relating to the company/its properties on a need basis.
13 Drafting of appropriate Affidavits, Applications, objections or any other letters, or declarations, as may be required and filing them with relevant authorities after the same being approved by the management..
14 Coordinating with other departments such as finance and accounts, projects, marketing and providing requisite property-related documents and ensuring full support to the other functionaries.
15 Guiding management on the various policies, procedures and controls as well as any significant changes to applicable laws, regulations and codes and ensuring that the company complies with all relevant laws, regulations and codes in accordance with the company policies.
16 Translating the documents/Government Orders/Circulars etc., from Kannada to English language.
17 Observing and reporting any notifications affecting/ relating to the real estate matters including the company’s business activities and making a synopsis of the same and filing copies for future reference.
