TITLE: Head of Building Operations – East Hartford High School / CIBA Campus
QUALIFICATIONS:
- High School Diploma or GED required; Bachelor’s degree preferred.
- At least 5 years of experience in building operations (custodial/maintenance/trades/facilities management/engineering) including at least 3 years of experience as a supervisor.
- Strong written and verbal communication skills as well as problem-solving/troubleshooting abilities.
- Ability to use sound judgement in decision making, and maintain a customer-oriented focus while upholding the best interests of East Hartford Public Schools.
- Well-rounded operational knowledge of building systems and staffing structures.
- Ability to effectively use technology platforms such as building automation, work order management, Microsoft Office products, Apple products, etc.
- Such alternatives to the above qualifications as the Board of Education may find appropriate and acceptable.
REPORTS TO: Director of FacilitiesJOB GOAL: Optimal efficiency and performance of building systems and facilities staff to ensure a safe and well-maintained facility.
PERFORMANCE RESPONSIBILITIES:- Responsible for managing all daily cleaning, maintenance, and building operations activities within assigned facilities.
- Assigns daily activities, manages, supervises, trains, and motivates facilities staff to meet building standards and performance goals, as well as ensures safe and efficient work practices.
- Troubleshoots issues with building systems and works to remedy issues in the most efficient and economical fashion. Makes recommendations to the Director of Facilities or Associate Director of Facilities Infrastructure when contractor or maintenance division support is required, and works with those entities to remedy issues.
- Assists in the creation of both operating and capital improvement budgets.
- Supervises, organizes, and coordinates snow removal and landscaping activities.
- Recruits, develops, and evaluates building-based facilities staff members, including Security Officers. Initiates performance improvement plans or disciplinary processes when required.
- Enforces the provisions of collective bargaining agreements and serves as the first step in the grievance process.
- Sets up jobs with the correct resources and equipment needed for the task.
- Maintains janitorial, landscaping, snow removal, and other building-related equipment.
- Prioritizes and ensures the timely completion of both internal and building occupant work orders utilizing the district’s asset/work order management system.
- Plans personnel schedules in the event of absences or other staffing changes.
- Compiles and maintains a listing of Safety Data Sheets for all materials and chemicals on site and coordinates inspection and testing activities of life safety devices.
- Oversees work performed by trade contractors to ensure completeness and that work is being performed to quality standards.
- Performs routine building inspections and prioritizes work to remedy deficiencies.
- Receives after-hours calls when building issues arise and responds to issues as needed. Engages additional resources as situation requires. Updates stakeholders regarding status of building issues.
- Plans and coordinates reconfigurations and furniture moves.
- Responsible for the safety and security of the campus. Ensures facilities are properly secured and free of public safety hazards.
- Participates in the building’s Environmental Team or any other building-based team requiring support from the Department of Facilities, including fire and crisis response drills/live events.
- Assumes such other functions as may be determined by the Facilities Operations Manager or the Director of Facilities.
TERMS OF EMPLOYMENT: Twelve-month year. Salary and work according to contract with Local 1933.
EVALUATION: Performance of this job will be evaluated in accordance with provisions of the Board of Education’s policy on evaluations.
