- Coordinate property technical valuation requests with empaneled valuation agencies after loan file login.
- Schedule site visits with customers, valuers & builders to ensure timely inspection of property.
- Verify property details including location, area, layout, approvals, construction stage & completion status.
- Ensure valuers receive all required documents (property papers, sanctioned plans, builder documents, personal documents) before valuation.
- Track valuation status and follow up with valuers to receive reports within defined TAT.
- Review valuation reports for completeness and confirm market value, distress value, project approvals & discrepancies.
- Check deviations or shortfalls between valuation amount and required loan amount and update sales & credit teams.
- Coordinate with builders / customers to resolve pending technical requirements, missing approvals, or discrepancies.
- Maintain valuation MIS including report dates, vendor details, project status, repeat visits & cost tracking.
- Assist credit team by providing clarifications related to valuation remarks, property condition, and market observations.
- Monitor builder project approvals & stage progress for under-construction properties to support disbursement stages.
- Ensure valuation vendor compliance with company policies, pricing structure & reporting format.
- Support risk minimization by escalating technical red flags such as structural defects, legal issues, overvaluation or non-approved construction.
- Maintain collaboration with legal, credit, operations & disbursement teams to ensure smooth loan processing.
- Adhere to regulatory & internal guidelines to maintain quality, transparency & audit readiness in valuation process.
