Hospitality Investment Analyst / Senior Analyst Capital Markets & Acquisitions

Location: U.S.-based remote position. Candidates located in or near Atlanta, New York City, Dallas, Houston, Chicago, or Cleveland are preferred.

Position Overview

We are seeking a highly motivated Hospitality Investment Analyst / Senior Analyst to join our Hotel Capital Markets & Acquisitions team. This role is designed specifically for candidates with direct experience in hotels or lodging-related investments — not general real estate.

The Analyst will focus exclusively on hotel acquisitions, underwriting, and capital markets activity, supporting the evaluation, execution, and ongoing monitoring of hotel investments across a growing hospitality portfolio. This position requires strong financial modeling skills paired with a practical understanding of hotel operations, brand standards, and market performance drivers.

Key Responsibilities

Hotel Acquisitions & Underwriting

  • Build and maintain hotel-specific financial models, incorporating ADR, RevPAR, occupancy, seasonality, franchise fees, management fees, and FF&E reserves.
  • Underwrite potential hotel acquisitions, including historical operating performance, forward-looking projections, valuation analysis, and downside scenarios.
  • Review and analyze hotel P&Ls, STR reports, comp sets, and market performance data.
  • Evaluate brand Property Improvement Plans (PIPs), franchise agreements, and management contracts as part of the diligence process.
  • Prepare clear and concise investment committee memos and presentations summarizing deal economics, risks, and strategic rationale.

Capital Markets

  • Support hotel debt and equity financing efforts by preparing lender packages, marketing materials, and transaction case studies.
  • Assist in evaluating and structuring hotel capital stacks, including senior debt, mezzanine financing, preferred equity, and joint venture equity.
  • Track hospitality lending markets, including bank, CMBS, debt funds, and brand-affiliated financing trends.

Market Research & Hospitality Analytics

  • Conduct hotel market and submarket analysis, including demand segmentation (corporate, leisure, group), supply pipeline, and brand penetration.
  • Monitor hospitality performance trends using STR, CoStar, and other hotel-specific data sources.
  • Prepare benchmarking and portfolio-level analysis to support internal strategy discussions and external communications.

Transaction Execution & Portfolio Support

  • Coordinate with hotel brokers, brand representatives, management companies, lenders, attorneys, and consultants during acquisitions and financing.
  • Manage diligence checklists, track deliverables, and assist with closing processes.
  • Support ongoing portfolio monitoring, reporting, and select asset management initiatives.

Qualifications

Required

  • Bachelor’s degree in Finance, Real Estate, Economics, Hospitality, or a related field.
  • Direct hospitality or hotel industry experience required.
  • 1–3 years (Analyst) or 3–5 years (Senior Analyst) of experience in hotel acquisitions, hotel asset management, hospitality advisory, hospitality consulting, or hotel-focused capital markets.
  • Strong Excel-based financial modeling skills with exposure to hotel operating models.
  • Working knowledge of hotel KPIs including ADR, RevPAR, occupancy, NOI margins, and brand standards.
  • Strong analytical, organizational, and communication skills with the ability to present complex analysis clearly.

Preferred

  • Experience with STR, CoStar, Argus, or other hotel-specific analytics tools.
  • Exposure to branded hotel transactions, franchise agreements, or management contracts.
  • MBA or MS in Real Estate or Hospitality (preferred for Senior Analyst level).
