RIO Real Estate, State Street Properties, and Peak Mechanical are seeking a dynamic Human Resources Manager to oversee and execute our three businesses' human resource needs. The three companies combined equal over a hundred employees and this role current is a department of one.
We’re looking for a patient, kind, reliable, and detailed Human Resource Manager. This person will be a part of the operations team and will report directly to the Director of Property Management.
Duties and Responsibilities:
Compensation, Benefits & Payroll Coordination
- Coordinate payroll processing for multiple FEINs. This includes weekly payroll processing for hourly employees for 2 FEINs, semi-monthly payroll processing for salary and hourly employees for 2 FEINs, and assist with weekly 1099 contractor checks.
- Administer benefits programs (health, dental, vision, retirement, leave programs, etc.)
- Serve as liaison with benefits brokers, insurance carriers, HRIS specialists, and vendors
- Maintain and report vacation, sick, and other PTO time tracking under our company policies
- Review and handle all workers' compensation claims and unemployment claims
- Ensure accurate classification of employees (exempt/non-exempt, FLSA, multi-state considerations)
Employee Relations
- Serve as the primary point of contact for employee questions, employee relations issues, complaints, and investigations
- Coach managers on performance management, corrective action, and terminations
- Foster a positive, inclusive, and compliant workplace culture across all entities
Talent Acquisition & Onboarding
- Manage end-to-end recruitment for all positions across the three FEINs
- Coordinate job postings, candidate screening, interviews, background checks and job offers
- Oversee onboarding, new hire paperwork, and orientation
Strategic & Organizational Support
- Partner with executive leadership across all three FEINs to align HR strategy with business objectives
- Provide guidance on organizational design, workforce planning, and change management
- Provide consultative support to supervisors
Compliance & Risk Management
- Ensure compliance with all applicable federal, state, and local employment laws across all entities
- Maintain entity-specific employee records, personnel files, and documentation
- Manage audits, investigations, and reporting requirements (EEOC, DOL, OSHA, etc.)
- Develop, update, and enforce employee handbooks, policies, and procedures for each FEIN as required
Performance Management & Development
- Administer performance review processes including bonus payouts
- Support training, professional development, and succession planning initiatives
HR Operations & Systems
- Manage HRIS, benefits platforms, and employee data across all entities
- Maintain confidentiality and data integrity at all times
- Streamline HR processes to support scalability and efficiency
Skills and Abilities:
- Excellent verbal & and written communication skills
- Strong organizational skills, analytical and time management skills
- Proficiency with computers and Microsoft Office Suite
- Ability to work on-site in Denver daily
Education and Experience:
- Bachelor’s degree in human resources, business management, or related field (Required)
- A minimum of three years experience in a management role in a human resources position (Required)
- A minimum of three years experience processing payroll (Required)
- Extensive knowledge of state and federal employment laws and regulations (Required)
- Demonstrated experience working as an HR Department of One (Preferred)
- SHRM, or PHR certification (Preferred)
- Demonstrated experience supporting multiple FEINs (Preferred)
Physical Requirements:
- Prolonged periods sitting at a desk and working on a computer

Pay: $75,000.00 - $85,000.00 per year
