Reports to: Director of Maintenance

Terms of Employment: 12 Months

GENERAL STATEMENT OF JOB


An employee in this class plans and supervises the construction, installation, maintenance, and repair of HVAC systems, equipment, and fixtures in the school system. Work involves organizing and planning the work of the HVAC mechanics, and general maintenance staff, and assisting in the administration of procedures as they relate to the day-to-day operation and maintenance of the HVAC systems. The employee is expected to resolve most problems. Blueprints may accompany large installation jobs; however, the employee is expected to draw complementary sketches, supervise, and carry work to completion. The employee is given broad objectives for completion of tasks, and procures needed supplies and labor to complete assignments. The employee is expected to observe the work of subordinate employees, provide coaching and guidance, and report recurring problems with personnel to appropriate supervisor. Work assignments are received through supervisory personnel and established work order processes, and completion of work is performed independently and with the expectation that a broad knowledge of the HVAC trade field is applied. Employees are subject to working in inside and outside environments, extreme temperatures, and hazards in the work including exposures to loud noises, vibrations, proximity to moving mechanical parts, electrical current, working in high places, exposure to chemicals, fumes, odors, dusts, mists, gases, and oils. Duties may expose employees to human body fluids and thus they are subject to the OSHA requirements on bloodborne pathogens. Workers are also subject to work in close quarters such as crawl spaces and small rooms. Work is performed under general supervision and is reviewed for lasting quality, effectiveness, appearance, and functionality through conference, inspection, and a review of records.


ESSENTIAL JOB FUNCTIONS


  • Plans and designs proposed primary and secondary HVAC installations from

blueprints, sketches, or diagrams.

  • Determines the type, sizes, and quality of wires, panel boards, switch boxes, and other

equipment necessary to perform assigned job.

  • Requisitions materials as needed.
  • Draws sketches for HVAC mechanics to follow in repair and/or installation jobs.
  • Supervises the maintenance, repair, testing, and installation of HVAC equipment in

existing buildings.

  • Makes inspections to diagnose HVAC trouble, and assigns and supervises correction

tasks.

  • Diagnoses equipment trouble and initiates corrective measures.
  • Informs staff of latest technological advances and environmental compliance

requirements.

  • Trains staff in the proper use of tools, and proper work procedures.
  • Keeps records of work orders, inventory, and expenditures.
  • Estimates and orders needed equipment and supplies.
  • Determines the appropriate HVAC equipment.
  • Designs air flow systems.
  • Designs modifications to existing systems to achieve efficient operation.
  • Reviews plans and specifications for new construction to determine compatibility with existing equipment or acceptability of design.
  • Assigns work to subordinate employees.
  • Provides training for remediation and new techniques.
  • Submits cost estimates for the amount of materials and labor necessary for completion of assigned work.
  • Reviews work of outside contractors for adherence to plans and specifications.
  • Recommends persons to be hired, disciplined, discharged or promoted.
  • Performs related work as required.
  • Reviews work orders to insure their completion effectively and efficiently.


MINIMUM TRAINING AND EXPERIENCE


  • Graduation from high school supplemented by course work in technical or trade skills. 5 years HVAC experience, 2 years experience as a lead worker or supervisory experience; or an equivalent combination of education and experience.
  • Thorough knowledge of the methods, tools, and equipment used in the HVAC trade.
  • Thorough knowledge of the design, installation, and maintenance of HVAC instruments, apparatus, and equipment
  • Through knowledge of heating, ventilation and refrigeration theory.
  • Considerable knowledge of the design and operation of centrifugal and reciprocal compressors.
  • Considerable knowledge of the design and operation pneumatic control systems.
  • Ability to diagnose equipment malfunctions and prescribe repair procedures.
  • Ability to train and supervise others.
  • Ability to prioritize, plan, assign, coordinate and direct the work of HVAC mechanics and crew leaders.
  • Ability to design smaller systems or design modifications to larger systems.
  • Ability to review and critique plans and specifications for HVAC, and environmental control systems.
  • Ability to exercise independent initiative daily.
  • Possession of valid North Carolina CDL driver’s license is required. If you do not have a valid North Carolina CDL driver’s license at the time of employment, you will have twelve months to obtain the North Carolina CDL driver’s license.
  • Possession of a North Carolina heating and air conditioning license.
  • Possession of a North Carolina Refrigerate Handing Certificate.
  • Ability to establish and maintain effective working relationships with employees, supervisors, and the general public.

PHYSICAL REQUIREMENTS


Must be able to physically perform the basic life functions of climbing, balancing, stooping, kneeling, crouching, reaching, standing, walking, pushing, pulling, lifting, grasping, feeling, talking, and hearing.

Must be able to perform heavy work exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently; and/or up to 20 pounds of force constantly to move objects.

Must possess the visual acuity to operate equipment and distinguish details, read and interpret manuals and guidelines relating to HVAC equipment, use measuring and testing devices, assemble and fabricate parts, and prepare simple records.
