Job Title: HVAC Technician II

Position Summary
The HVAC Technician II performs maintenance and service repairs on heating, ventilating, and air conditioning systems throughout the facility. This individual installs new units or replacement parts for existing units according to specifications and established safety guidelines while following blueprints or engineering specifications to install units. This individual will maintain a high level of professionalism in addressing facility management issues, including responding to and resolving any client requests or concerns.
Essential Functions:

Performs corrective/preventive maintenance on boilers, including inspection, disabling boiler and cleaning.

Performs corrective/preventive maintenance on circulating pumps, including lubrication and alignment.

Performs corrective/preventive maintenance on air handler units, which includes checking belts, lubrication and proper alignment.

Performs corrective/preventive maintenance on exhaust fans/intake fans/roof top fans, which includes checking belts, lubrication and proper alignment.

Performs corrective/preventive maintenance of cooling towers including lubricating and cleaning.

Performs corrective/preventive maintenance of chillers, which includes checking the oil, filters and lubrication.

Performs corrective/preventive maintenance on condensers, which includes cleaning and lubrication.

Performs corrective/preventive maintenance on evaporators/refrigeration, which includes cleaning and checking refrigeration levels.

Performs corrective/preventive maintenance on hot water heaters, which includes servicing burners and check proper pressure.

Check propane station to monitor propane level and outgoing pressure.

Daily check of HVAC system/ to make sure of proper operation.

Performs corrective/preventive maintenance on air dryers, which includes changing filters, checking compressor, oil level and belts.

Performs corrective/preventive maintenance on icemakers, which includes cleaning the condenser.

Responsible for monthly dusting of out of reach areas in dorms.

Cross-trained in electrical and plumbing.

Responds to On-Call emergency repair work.
Other Functions:

Assist other trades where necessary

Maintain logs per ACA requirements

Performs other duties as assigned
Competencies:

Knowledge of the standard practices and methods of HVAC trade; skill, care, and use of the tools required in the trade
Technical Skills:

Ability to locate and correct defects in the facility's HVAC systems and equipment

Ability to read and work from blueprints and schematics for associated systems
Knowledge, Skills, Abilities:
Required

High school diploma or equivalent
-
A minimum of 3-6 years of professional experience relative to the role.
Preferred

Licensing in applicable trade and jurisdiction
Position Type / Expected Hours of Work
This is a full-time, non-exempt position with normal working hours Monday through Friday, working 40 hours per week. However, as business needs become necessary, after-hours, holidays, or weekends may be required.
Travel
No travel is required for this position.
Supervisory Responsibilities
No supervisory duties for this position.
Work Environment
Work is performed both indoors and outdoors with exposure to various weather conditions. Must be able to work in hazardous conditions while maintaining safety standards, work outdoors in adverse weather conditions, industrial settings, and construction sites, and work in loud environments and temperature extremes.

Heavy work: Occasional lifting and carrying objects up to 75 pounds, Frequent lifting and carrying, pushing, or pulling objects weighing up to 50 pounds; and/or continuous lifting, carrying, pushing, or pulling 10-20 pounds.
Mental Application: Utilizes memory for details, verbal instructions, critical thinking, adaptability, and creative problem-solving skills are important.
The employee is regularly required to talk or listen effectively.
