The Opportunity

StateStreet Group is seeking an Investment Associate – Acquisitions & Development to help drive the firm’s next phase of portfolio growth.

This is not a siloed modeling role. The position offers direct exposure to acquisition sourcing, underwriting, investor communication, development execution, brokerage insight, and asset-level strategy within a vertically integrated platform.

This role is designed for someone who wants to evolve into a full-cycle dealmaker within a growing investment platform.

Core Responsibilities

Acquisitions & Underwriting

  • Analyze prospective multifamily, manufactured housing, self-storage, and commercial acquisitions
  • Build and refine detailed underwriting models and investment memoranda
  • Conduct market research across Mississippi and targeted adjacent markets
  • Support broker outreach and off-market sourcing initiatives
  • Assist in advancing opportunities from initial review through closing

Development & Value Creation

  • Support financial modeling for ground-up and redevelopment projects
  • Assist in capital stack structuring and investor presentation materials
  • Analyze opportunistic revenue initiatives across the portfolio

Investor & Capital Support

  • Assist with investor packages and investment memoranda
  • Support reporting related to portfolio performance and new opportunities
  • Help prepare materials for capital raises tied to acquisitions and development

Portfolio & Brokerage Exposure

  • Assist with evaluation of asset performance relative to underwriting
  • Participate in discussions regarding refinance strategy, waterfall structures, and return metrics
  • Gain exposure to brokerage and leasing dynamics that inform acquisition decisions

Qualifications

  • Bachelor’s degree in finance, real estate, business, or a related field
  • 1–4 years of experience in real estate underwriting, acquisitions, brokerage, development, or investment analysis; exceptional candidates with strong internship or analytical experience will be considered
  • Strong financial modeling skills (Excel proficiency required)
  • Ability to communicate investment theses clearly and concisely
  • High intellectual curiosity and desire to understand capital structures and value creation
  • Experience using AI tools in a professional or business context (e.g., ChatGPT, Claude) to improve research, underwriting efficiency, workflow automation, or communication
  • Self-starter who can operate effectively in a small, entrepreneurial team environment

Preferred:

  • Experience underwriting multifamily, self-storage, or manufactured housing
  • Exposure to development pro formas and capital stack modeling
  • Real estate license (or willingness to obtain)

Compensation

Compensation is competitive and commensurate with experience. The structure aligns performance with disciplined acquisition and development execution and includes:

  • Competitive base salary
  • Performance-based bonus tied to transaction and development milestones
  • Closing-based incentives tied to successful deal progression

As the role progresses, increased responsibility and expanded participation opportunities will follow demonstrated execution and results.

Jackson, Mississippi

This is an in-office role with regional travel as needed.
