Junior Estimator

Job Summary
LJM Builders is a fast-growing contractor delivering framing through finishes on multifamily and commercial projects. We’re scaling our pre-construction team and need a detail-driven Junior Estimator who loves takeoffs, deadlines, and clean spreadsheets.

Duties

• Perform digital takeoffs (wood/metal framing, insulation, drywall, tape, paint, ceilings, trims) in PlanSwift/Bluebeam.
• Build estimate sheets (labor, material, equipment, waste, indirects, fees, OH&P).
• Issue RFIs/clarifications; track addenda and scope changes.
• Solicit/vendor quotes, level bids, and document inclusions/exclusions.
• Prepare proposal forms for BuildingConnected / GC portals; submit on time.
• Hand off to ops: scope review, alternates/VE log, and turnover notes.

Qualifications

• 0–2 years in estimating or field engineering (internships OK).
• Comfortable with TOGAL AI, Excel/Google Sheets (formulas, lookups).
• Read drawings/specs; basic understanding of assemblies and labor productivity.
• Clear written communication; deadline discipline; high attention to detail.
• Familiarity with construction estimating processes and principles.
• Experience with construction takeoff software is preferred.
• Strong negotiation skills to effectively communicate with vendors and subcontractors.
• Knowledge of cost control methods and pricing strategies within the construction industry.
• Previous experience on construction sites or in a related field is a plus.
• Understanding of contracts, project management, and construction management practices.
• Excellent analytical skills with attention to detail, ensuring accuracy in estimates.

Job Type: Full-time

Pay: $40,000.00 - $70,000.00 per year
