Job Overview
This is a high-impact leadership role designed for an industry veteran with a proven volume track record. As the Land Acquisition Manager, you will be responsible for building a pipeline of 500+ residential lots per year, focusing on both infill parcels and large raw land tracts. You will operate in a highly competitive landscape, going head-to-head with national builders, and will leverage your deep local relationships and market intelligence to win deals. This is not a junior position; we require a seasoned operator capable of running the full acquisition lifecycle independently.
Responsibilities
You will own every stage of the land acquisition process, ensuring that all deals meet Legacy Home Builders' margin and growth targets. Your core responsibilities will include:
- Sourcing and Identification - Proactively identify infill parcels and large land tracts through established broker relationships, direct landowner outreach, and comprehensive market intelligence.
- Underwriting and Analysis - Conduct rigorous financial proforma modeling, feasibility studies, and market analysis to validate acquisition targets and ensure profitability.
- Negotiation and Execution - Lead Letter of Intent (LOI) negotiations, draft Purchase and Sale Agreements (PSAs), and manage the comprehensive due diligence process through to successful closing.
- Entitlement and Approval - Expertly navigate zoning laws, entitlement processes, and municipal approvals for raw land deals, ensuring compliance with all local and environmental regulations.
- Collaboration and Delivery - Work closely with Land Development, Operations, and Executive teams to seamlessly transition acquisitions into active, thriving communities.
Qualifications
To successfully deliver on our 500+ annual lot target, the ideal candidate must possess the following qualifications:
- Experience: 7–10+ years of progressive residential land acquisition experience with a top-tier regional or national homebuilder.
- Track Record: A demonstrated history of successfully acquiring 400–500+ lots annually in competitive North Carolina markets.
- Network: A deep, pre-existing network of industry contacts across the North Carolina real estate and development sectors, including landowners, brokers, developers, and municipal contacts.
- Technical Expertise: Advanced proficiency in financial modeling, land valuation, and contract negotiation.
- Regulatory Knowledge: Strong understanding of North Carolina zoning laws, entitlement processes, and environmental regulations.
- Acquisition Scope: Proven experience managing both infill urban/suburban lots and large raw land tract acquisitions.
- Education: A Bachelor's degree in Real Estate, Finance, or Business is required; an MBA is highly preferred.
