Mary's Woods is looking for a Landscape Manager to join our team. The Landscape Manager is responsible for the comprehensive management, maintenance, and enhancement of a 40-acre campus landscape, balancing hands-on fieldwork with administrative leadership. This role oversees daily grounds operations, including landscape maintenance, irrigation systems, and special projects, while managing contractor performance, budgets, and long-term planning initiatives. The Landscape Supervisor leads and develops team members, ensures high standards of landscape quality and sustainability, and supports strategic efforts such as asset planning, capital improvements, and environmental stewardship. This position also fosters resident engagement through educational programs and collaborative outdoor initiatives, contributing to a vibrant, well-maintained campus environment.
Mary's Woods is a non-profit senior living community founded in 2001. We offer independent living, assisted living, memory care and residential care in a park-like setting on 40 acres in Lake Oswego. Below are some of the core responsibilities, experience, and skills needed to be successful:
Field Operations & Landscape Maintenance:
- Lead daily landscape operations to ensure high-quality horticultural standards across the campus
- Supervise, schedule, and train staff; promote safe work practices and ongoing skill development
- Maintain high-visibility planting beds to ensure seasonal color and strong visual presentation
- Perform and direct specialty pruning to support plant health, structure, and aesthetics
- Troubleshoot, repair, and optimize irrigation systems to improve efficiency and reduce water waste
- Monitor tree health, implement tagging systems, and track conditions for proactive care
- Execute campus enhancement projects, including seasonal displays, landscape improvements, and installations
Contractor Oversight:
- Ensure contracted work meets defined scope, quality, and budget expectations
- Review and clarify scopes of work prior to project initiation
- Participate in contractor selection and negotiation processes
- Conduct routine inspections to ensure quality standards are maintained
- Document contractor performance and address deficiencies in a timely manner
- Review and approve invoices for accuracy and alignment with completed work
- Track and manage budgets related to contracted services and projects
Planning & Asset Strategy:
- Support long-term sustainability and enhancement of landscape assets
- Develop and maintain a tree succession plan to ensure canopy continuity and risk mitigation
- Plan and schedule plant replacement cycles based on health, seasonality, and design intent
- Monitor irrigation performance and implement improvements for water efficiency
- Establish and maintain soil health programs, including testing and amendments
- Support implementation of the campus landscape master plan
- Prepare capital improvement recommendations, including scope development and cost estimates
- Evaluate and select vendors based on qualifications and performance
Resident Engagement:
- Promote resident connection to the landscape through education and participation Organize and lead volunteer gardening groups and activities
- Plan and facilitate gardening classes and seasonal workshops
- Conduct educational walks highlighting plantings and landscape practices
- Communicate proactively with residents regarding projects and seasonal work
- Oversee and support the resident garden bed program
Education and Experience Required:
- Bachelor’s degree in Horticulture, Landscape Management, or a related field, or an equivalent combination of education and experience
- Four (4) years of supervisory experience
- Seven (7) years of experience in landscape and grounds care
- Strong working knowledge of irrigation systems, plant health, and sustainable landscape practices
- Experience with project management and contractor oversight
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook, Teams, SharePoint, PowerPoint)

Schedule: Monday to Friday from 7:30 am - 4:00 pm
