Position Summary::
Responsible for installing, maintaining, and performing preventive maintenance on various building systems, including electrical, plumbing, HVAC, and natural gas systems. Assists Building & Grounds Superintendent and/or Facilities Manager in supervision and assigning of daily tasks to Facility Techs.

Criteria:
Education/Experience:
Associate degree or completion of a vocational program in electrical/mechanical maintenance or related program and eight years of practical experience or high school diploma (GED) and ten years’ relevant experience as a multi-skilled tradesman.

Skills/Abilities:
Demonstrate leadership skills with the ability to plan and coordinate daily work order request at multiple sites as necessary. Organizational, verbal, written and customer skills required. Working knowledge of Microsoft Excel, Word and Outlook.

Certifications/Licenses:
Must have one license of the following trades, State or city of Jackson, TN:
  • Master or Journeyman electrician
  • Master or Journeyman Plumbing
  • Master or Journeyman Mechanical
  • Master Gas or Journeyman (city of Jackson TN)
  • 608 EPA Certification

Physical Demands:
The ability to safely operate a standard equipped JEA motor vehicle. The ability to use a computer keyboard effectively. The ability to orally communicate by phone and person to person. The ability to climb ladders, lift, carry and proper use of heavy tools and materials.

Work Environment:
Indoor and Outdoor Conditions. Exposure to electrical shock, wastewater, gas fire explosion and chemicals .

Driving:
Must have and maintain a valid Tennessee Class “D” license.

Telephone:
Must maintain an operating telephone and furnish number to his/her supervisor.

Essential Functions::
  • License holders will complete the following four tasks without the need of assistance from the Facilities Manager according to the applicable license, respectively:
    • Installs, replaces, upgrades, maintains, and performs preventive maintenance on electrical building and grounds systems. Such as: Lighting fixtures, receptacles, switches, breakers, fuses, disconnects, dc and ac wiring, emergency exit circuits and lighting, generator transfer panels and circuits motors, elements, electric ranges, control panels etc.
    • Installs, replaces, maintains, and performs preventive maintenance on plumbing building and grounds systems Such as: drinking fountains, water heaters, ice machines, sinks, garbage disposals, toilets, dish washers, urinals, faucets, showers, floor drains, pressure washers, sanitary sewer building gravity drains, storm drains on properties, sewage grinder pumps/sump pumps, cold and hot building water systems, underground water leaks, pressure reducing valves, backflow preventers, trap primers, flush valves and yard irrigation systems etc.
    • Installs, replaces, maintains, and performs preventive maintenance on natural gas building and grounds systems. Such as: Gas furnaces, cook stoves, unit heaters, gas lights, water heaters, building gas piping above and below ground, gas generators, pressure washers, natural draft/forced air venting systems, heat exchangers and repairs gas leaks related to facilities.
    • Installs, replaces, maintains, and performs preventive maintenance on HVAC building and ground systems. Such as: Electric and Gas furnace, Unit heaters, pressure washers, pumps, condensate disposal systems, Boilers and chillers, variable/single stage condensers, Expansion valves, evaporators, coils, VAV boxes, Freon levels/ leaks, Fan motors, Induction motors, relays, capacitors, pressure switches, limit switches, PCB Boards etc.
  • Assists Building and Grounds Superintendent and/or Facilities Manager with planning weekly work tasks and budget items.
  • Performs preventative maintenance, repair, of all JEA’s buildings and related tools and equipment.
  • Performs maintenance on all hydraulic, pneumatic, electrical, and mechanical equipment.
  • Installs, maintains, calibrates, and troubleshoots AC/DC circuits related to building facilities.
  • Installs, replaces, and maintains flooring, cove base painting, caulking of building facilities
  • Installs and replaces American and JEA flags at various building locations.
  • Installs, replaces, and moves desk, furniture, hangs pictures, whiteboards etc.
  • Installs, replaces, and maintains paper towel holders, toilet paper holders, soap dispensers, mirrors, shelving, signs, desk drawer repairs.
  • Installs, replaces, maintains window blinds, Televisions, storage cages.
  • Replaces stained or damaged ceiling tiles.
  • Minor related repairs/maintenance to JEA’s doors, kick plates, latches.
  • Repairs minor related roof leaks and assist with roofing contractors.
  • Repairs minor window leaks and assist with window replacements.
  • Repairs minor siding, gutters and brick/mortar issues.
  • Assists with fire sprinkler contractors.
  • Assists with elevator repair contractors and annual state inspections on elevators.
  • Assists with outside forces with seal coating, paving and striping of paved facilities
  • Assists with mowing/bare ground spraying contractors at JEA’s 96 mowing sites.
  • Assists with fencing/gate contractors.
  • Assists with garage door maintenance and scheduled maintenance with contractors.
  • Assists with generator preventative maintenance with contractors.
  • Assists with floor cleaning contractor.
  • Spreads salt in cold weather/ snow events and cleans parking lots for safety at building facilities.
  • Spreads gravel as necessary at JEA related sites and culvert replacements.
  • Maintains accurate records of scheduled maintenance activities in city works.
  • Completes periodic reports as required to maintain JEA’s facilities.
  • Orders parts, supplies and equipment to maintain plumbing, hvac, electrical and gas related repairs.
  • Maintains company procurement card for purchases and reconciliation.
  • Responds to emergency calls.
  • Observes all safety policy and procedures.
  • Operates digital test meters (volt meters, amp meters, pressure gauges, etc.).
  • Programs thermostats and irrigation systems.
  • Performs additional duties as requested.
