ABOUT THE ROLE
We are seeking a skilled and reliable Lead Maintenance Technician to oversee the maintenance and operations of a 9-floor residential building. The ideal candidate will be experienced, patient, and personable, able to interact politely with residents while ensuring the building remains safe, clean, and fully functional.
Key Responsibilities:
- Inspect and maintain HVAC, plumbing, electrical, fire suppression, elevators (in coordination with licensed vendors), and security systems.
- Ensure lobbies, corridors, stairwells, mechanical rooms, and amenities (fitness center, pool, rooftop decks) are clean, safe, and operational.
- Maintain detailed records of maintenance activities, service intervals, warranties, and equipment performance.
- Perform or oversee minor repairs such as changing light bulbs, replacing HVAC filters, changing locks, touching up paint, and troubleshooting systems.
- Respond to after-hours emergencies and coordinate vendor support as needed.
- Provide input to the General Manager on contractor bids and project scheduling.
- Prepare for city and state inspections (fire alarms, backflow preventers, elevators) and accompany inspectors.
- Track and order maintenance supplies, tools, and replacement parts within budget parameters.
- Enforce OSHA standards and building safety procedures; conduct routine safety checks of mechanical rooms, emergency lighting, and fire extinguishers.
- Assist residents politely during emergencies and provide guidance on the appropriate vendors for work within their units.
WHAT YOU NEED TO SUCCEED
- Experience in apartment or commercial building maintenance.
- Knowledge of fire alarm systems, elevators, and HVAC systems.
- Pool maintenance knowledge.
- Strong interpersonal skills; patient and friendly demeanor.
- Ability to troubleshoot and perform minor repairs independently.
- Flexibility to respond to after-hours emergencies as needed.
OTHER REQUIREMENTS
- Physical demands include the ability to lift 30-50lbs.
- Standing, sitting, and walking.
- Ability to quickly and easily navigate the building as required to meet job functions.
- Ability to detect auditory and/or visual emergency alarms and respond quickly and appropriately.
- Ability to work extended/flexible hours, weekends, and holidays if required by coverage necessary for the building,
- Ability to respond to emergencies promptly.
- Communicate, receive, and exchange ideas and information using both spoken and written words.
