Position Overview
This is a hands-on leadership role responsible for managing day-to-day maintenance across our portfolio. You’ll perform repairs, prioritize work orders, coordinate vendors, and help us continue building efficient systems as we grow.
This role offers a high level of autonomy—you’ll manage your own schedule and workflow—but it also requires strong accountability, communication, and follow-through.
Key Responsibilities
- Perform general maintenance and repairs (plumbing, electrical, HVAC, carpentry, etc.)
- Manage and prioritize work orders across ~100+ units
- Schedule and direct other maintenance staff as needed
- Coordinate and oversee third-party vendors
- Complete unit turns and larger projects within expected timelines
- Conduct property inspections and identify preventative maintenance needs
- Communicate clearly with management on timelines, issues, and costs
- Maintain accurate, real-time records of work performed, materials used, and time spent
How We Operate
- Technicians manage and prioritize their own daily schedules
- Work is completed independently unless otherwise directed
- We run an organized system using AppFolio (work orders) and Workyard (time tracking)
- Clear communication and real-time updates using AppFolio are required
This role is not micromanaged—success here requires strong personal accountability and professionalism.
Performance Expectations
- Typical work orders completed within 1 week or less
- Full unit turns completed within ~2 weeks
- Average of 5+ tasks/jobs completed per day
- Work orders updated in real time (notes, time, materials) before leaving each property
- Time tracking reflects actual working hours
Qualifications
- 5+ years of maintenance experience (property management or residential preferred)
- Strong working knowledge of plumbing, electrical, HVAC, and general repairs
- Experience managing workload, vendors, or small teams
- Highly organized and able to work independently
- Comfortable using apps/software for tracking work (or willing to learn quickly)
- Valid driver’s license and clean driving record
Compensation & Benefits
- Up to $35/hour depending on experience, reliability, and performance
