Position Summary

The Leasing Consultant plays a vital role in creating an exceptional living experience for current and prospective residents. This position is responsible for leasing apartments, delivering excellent customer service, maintaining accurate records, and supporting the overall operations of the community.

Essential Duties and Responsibilities

Leasing & Marketing
· Greet and qualify prospects by covering all rental criteria and utilizing guest cards.
· Conduct tours of the community and model apartments, highlighting features and benefits tailored to the prospect’s needs.
· Process applications, verify rental history, and prepare lease paperwork in accordance with company procedures and Fair Housing regulations.
· Ensure apartments are move-in ready and that all new residents are oriented to the community.
· Follow up promptly with prospects and applicants to close sales and maintain occupancy goals.
· Participate in neighborhood and outreach marketing efforts to attract new residents.
· Assist in monitoring and reporting on advertising effectiveness and market trends.

Administrative Support
· Accurately record and process all leasing data in RealPage.
· Maintain organized and up-to-date resident files and lease documentation.
· Accept rental payments and submit to the Property Manager daily.
· Prepare lease renewals and track follow-ups to ensure timely execution. Assist in LIHTC recertifications and new lease files.
· Assist the management team with reports, notices, and other administrative tasks as assigned.

Resident Relations & Retention
· Respond to resident inquiries and concerns with professionalism and empathy, ensuring prompt resolution.
· Enter and follow up on maintenance service requests, ensuring work orders are completed to resident satisfaction.
· Support community events and initiatives that foster resident engagement and satisfaction.
· Maintain excellent communication with the Property Manager and Maintenance Supervisor.
· Contribute to the overall cleanliness, safety, and curb appeal of the community.

Qualifications & Skills

· Minimum of two (2) years of apartment leasing experience required; LIHTC experience strongly preferred.
· Fair Housing Certification, or willingness to obtain prior to interacting with prospective residents.
· Excellent verbal and written communication skills.
· Strong customer service, sales, and problem-solving abilities.
· Proficient with Microsoft Office Suite and property management software (RealPage preferred).
· Professional appearance and demeanor with a positive, team-oriented attitude.
· Ability to work a flexible schedule, including evenings and weekends.

· Must comply with all company policies, including those outlined in the Employee Handbook and LIHTC program regulations.
· Maintain a safe and compliant work environment; report and address unsafe conditions promptly.

Pay: $16.00 - $19.00 per hour
