Leasing Consultant

Job Description:

We are looking to hire a leasing consultant with superb customer service and interpersonal skills. Leasing consultants must be goal-driven with strong organizational and decision-making skills. A successful leasing consultant should be professional and well-informed while displaying a solution-oriented approach to match a client’s needs to units that are available. Top candidates will be accomplished networkers who have remarkable negotiation and problem-solving skills.

Job Duties:

  • Greet prospects and residents in a professional and friendly manner and provide exceptional customer service.
  • Achieve or exceed target occupancy levels by securing new tenants and minimizing vacancy rates.
  • Responding to queries/leads and conducting property inspections. Managing regulatory and compliance-related services.
  • Tour community and featured apartments. Highlight amenities and close the sale.
    • Process applications for approvals (i.e., credit check, rental history, etc.), type leases and schedule lease signings.
    • Prepare accurate, complete, and in compliance lease-related paperwork, managing all leases from potential and existing clients, and secure new residents’ signatures on appropriate paperwork prior to move-in.
    • Orient new residents to community (turn over keys, review community rules, regulations, and procedures, pointing out mailboxes and review amenities, etc.).
    • Stay informed with local market trends to plan and implement marketing strategies to generate traffic (competitive rental rates, promotions, locators, etc.) and market all rental listings through social media and individual showings.
    • Maintain professionalism when approached with resident complaints, concerns, and requests. Offer creative solutions to resident issues and escalate serious concerns to the appropriate Community Manager when received.
    • Maintain accurate records of all leasing activities in AppFolio and submit regular reporting.
    • Work with the Community Manager on implementing/maintaining resident retention programs (resident functions, special promotions, etc.).
    • Collaborate with other team members to ensure effective communication and efficient workflow

Metrics/ Goals:

  • Average Call Duration (Goal above 5 minutes).
  • Lead-to-Lease Conversion Rate/ Closing ratio. (Goal above 50%).
  • Time Span from Move-Out to Rental Application Received (Goal 2-4 weeks).
  • Time Span from Rental Application Received to Move-In (Goal 1-4 weeks).

Qualifications:

  • Minimum of 1 year as a Leasing Consultant in any multifamily, military or student housing environment or 2 years of sales experience in a reputable retail environment.
  • Must be flexible, friendly, and able to multitask in a high-energy environment.
  • High School Diploma or equivalent required; college degree preferred.
  • Must have working knowledge of Microsoft Office Suite (Word, Excel, Outlook).
  • Experience with AppFolio preferred.
  • Must have a basic knowledge of Fair Housing laws.
  • Able to work up to 40 hours per week, including evenings and weekends.
  • Valid driver’s license.
  • Reliable transportation.
