B2B Realty, a prominent player in property management and brokerage, is actively seeking a detail-oriented Leasing Coordinator to join our expanding team in Cleveland, Ohio. The ideal candidate will bring a strong background in leasing activities within the real estate and property management sector. As a Leasing Coordinator, you will be responsible for efficiently managing day-to-day leasing operations, coordinating property showings, handling leasing inquiries, conducting tenant screenings, and overseeing lease agreement processes. Your attention to detail, effective communication skills, and ability to build positive relationships will play a crucial role in ensuring the seamless execution of leasing activities, contributing to the overall success and growth of our business.
Note: This is a remote position and candidates will be working in the US business hours (EST)
Responsibilities
- Coordinate and conduct property showings for prospective tenants.
- Process rental applications, conduct background checks, and verify references.
- Ensure the completion of lease agreements accurately and in compliance with legal regulations.
- Maintain a comprehensive database of available properties and prospective tenants.
- Regularly update property listings and ensure accurate and current information. Ensure property descriptions are compliant with Fair Housing Laws.
- Manage and respond to guest cards, ensuring timely and accurate communication with potential tenants. Conduct prospecting activities to support Leasing Agents in generating leads and expanding the tenant pool.
- Ensure all leasing documents, including leases and agreements, adhere to legal regulations.
- Work closely with housing authorities like Section 8 and Eden to ensure paperwork of approved candidates. Collaborate with housing inspectors regarding property inspections.
- Stay informed about real estate laws and regulations, implementing any changes as needed.
- Establish and foster strong relationships with leasing agents and tenants.
- Coordinate with leasing agents for showings and gather feedback on property condition and rental rate.
- Act as a point of contact for leads that are interested in our vacancies and ensure effective communication and address concerns promptly and professionally.
- Coordinate property maintenance and repairs in collaboration with relevant departments to ensure properties are rent-ready and well maintained.
- Ensure that properties are well-maintained and address maintenance issues promptly with Property Hero’s or TL’s before signing leases and moving in tenants.
- Bring suggestions and recommendations to the meeting on how to lease marketed units, whether by reducing rent, completing necessary work, or shifting the property from Section 8 to self-paying.
- Providing leasing updates on different portfolios to relevant team members and TL’s.
- Conduct market research to determine competitive rental rates.
- Stay informed about market trends and adjust rental rates accordingly.
- Assist in developing and implementing marketing and advertising strategies to attract potential tenants.
- Utilize various platforms and channels to maximize property exposure.
- Handle tenant complaints and issues in a timely and professional manner and communicate them to relevant property managers to ensure maintenance and repairs.
- Work towards amicable resolutions and maintain positive tenant relationships.
- Prepare and present regular reports on leasing activity to management or property owners if needed.
- Include key metrics, occupancy rates, and any relevant market insights.
- Attend training sessions and workshops to enhance knowledge and skills
Requirements
- High school diploma or equivalent. Bachelor's degree in Real Estate, Business Administration, or related field preferred.
- Previous experience in property management or real estate preferred.
- Strong understanding of real estate laws and regulations.
- Excellent communication and customer service skills.
- Ability to manage multiple tasks and projects simultaneously.
- Detail-oriented and organized.
- Proficiency in Microsoft Office and property management software.
- Ability to work independently and as part of a team.
- Strong negotiation and sales skills.
