Hours: 8:00 am to 5:00 pm, Monday through Friday.

Job Summary

As an employee of Barker Management Incorporated (“Company”), the authorized property management agent for various developments, the Leasing Coordinator is responsible for all phases of site operations for his or her assigned development.

Although the Leasing Coordinator reports directly to his or her assigned Field Supervisor and takes specific direction from his or her Property Manager, the Leasing Coordinator must remain attentive and responsive to any and all reasonable requests made by the asset manager/owner/investor for the development.

The following is your job description, although other duties may be assigned. For details and additional information to these duties and responsibilities refer to the BARKER MANAGEMENT MANUAL.

The Leasing Coordinator is required to perform his or her assigned duties for the development during a forty (40) hour work-week. The hours and days are as followed:

  • Monday through Friday from 8am to 5pm with one (1) hour lunch

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following, but are no limited too:

  • Handle, track, and follow-up on all referrals, walk-ins, and phone inquiries. Focus on basic leasing techniques including telephone inquiries, greeting, qualifying, demonstrating, over-coming objections, closing the sale and follow up.
  • Effectively market and lease apartments in a professional and friendly manner. Tour apartments, model unit and community amenities with clients; discuss all features and benefits of the apartment community and each apartment home.
  • Know and understand the lease agreement, related documents, community rules and regulations; and the affecting Landlord-Tenant code, laws and ordinances affecting the marketing and leasing of the property. Maintain constant awareness and compliance to the Fair Housing Laws.
  • Know and understand property standards and polices for concessions, lease terms, corporate leases, unit down time, deposits, pet policy, phone presentations, touring guidelines, office paperwork, credit approvals, etc.
  • Develop and maintain a complete resident lease file for each rental to include all items reference on the resident File Checklist.
  • Communicate daily with Maintenance personal regarding apartment inspections for make ready status. Notify Maintenance of move-in/move- out dates.
  • Supports the overall marketing efforts and offers input and suggestions in regard to promotions, advertisement, etc.
  • Makes recommendations to management regarding improvements for the overall operation and lease-up pf the community based on front line experience.
  • Report any emergency situation such as fire, accident, staff injury, etc.,
  • IMMEDIATELY to the manager or your supervisor.
  • When the manager is not present walk grounds morning and evenings noting any problems that might need maintenance attention and report them to the manager upon her/his return. Remember appearance is important.
  • Represents the company in a professional manner at all times.
  • Use Knowledge of the community, market location and urban nature of living environment to your benefit in the selling approach. Have a strong understanding of the competitive market to answer benefit in the selling approach.   • Develop and maintain a reference book for the property’s unique features, amenities, size, available apartments, rental rates, and leasing promotions in effect.
  • Compile and prepare daily traffic logs, guest cards, leased elsewhere report, and demographic reports as required by Manager.
  • Maintain guest card file box.
  • Daily put fresh balloons out in the lobby and main entrance area.
  • Monthly decorate the lobby and office/gym with Holiday decorations. Decorations will depend on that month’s holiday.
  • Effectively market apartments in a professional and friendly manner by distributing flyers within the City on a daily basis.
  • Shop the competition to remain apprised of the competition’s floor plans, amenities, pricing and special offerings. Gain a vast knowledge of the area.
  • Assist in the coordination and organization of the resident relations and activities, such as newsletters, resident meetings, open houses or parties.
  • Maintain an inventory list on marketing supplies or free gifts and order when needed.
  • Make sure the model unit is presentable, so the Leasing Consultant can show such with no worries.
  • Responds to all website leasing inquiries.
  • Maintains an accurate and in depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expirations, square footage, etc.
  • Performs other duties and special projects as assigned the Property Manager.

QUALIFYING RESIDENTS:
Follow Barker Management's company policies and procedures.

  • Thoroughly reviewing all references.
  • Have manager run UDR'S and do in-home visits.
  • Keep accurate waiting list.
  • Coordinate move-in dates.
  • Establishing resident's monthly rental.
  • Reviewing all rules and policies with new residents.
  • Walk through unit with new resident, completing unit inspection form before issuance of keys.

OTHER CLERICAL RESPONSIBILITIES INCLUDE:

Complete all necessary Barker Management paperwork.

  • Weekly Occupancy Status Report
    • Weekly status reports to be prepared and submitted every Monday, Wednesday and Friday.
  • Traffic and follow up reports must be submitted every Monday for the previous week.
  • Other duties as assigned.

Working Conditions:

  • Working environment is indoors, reasonably clean, well-lit, and ventilated.
  • Generally, there is little or no probability of injury or health impairment.
  • Requires light physical effort involving intermittent standing, sitting, or walking while performing duties, and occasional lifting of up to 30 pounds.
