Position Summary:
This is not your traditional leasing job. We are seeking motivated sales professionals who thrive on closing deals in a fast-paced, virtual-first environment.
The Leasing Specialist executes the lead-to-lease process for Venture Communities’ multifamily portfolio, focusing on new leases to maximize occupancy. Reporting to the Leasing Portfolio Manager, the Leasing Specialist will manage leads, conduct virtual and in-person tours, and prepare leases using AppFolio CRM and RingCentral. The Leasing Specialist will prioritize sales efficiency, provide virtual tour adoption, and resident satisfaction, contributing to portfolio-wide occupancy goals.
At Venture Communities, you will be on the front line of our sales-driven leasing strategy — leveraging cutting-edge tools like Matterport, BetterBot, AppFolio CRM, and RingCentral to connect with prospects, deliver engaging tours, and maximize occupancy across our multifamily portfolio.
Key Duties & Responsibilities:
· Lead Management: Respond to inquiries within 30 minutes, manage guest cards in AppFolio, and follow the 3/3/3/ communication method.
· Prospect Engagement: Qualify leads, conduct virtual/in-person tours (prioritizing virtual), and match prospects to rent-ready units.
· Lease Execution: Guide prospects through applications, collect documentation, process leases in AppFolio, and set up resident portals.
· Handoff: Transfer signed leases to onsite teams via AppFolio for move-in processes.
· Performance Tracking: Report weekly on leads, tours, and leases; collaborate on conversion improvement strategies.
· Resident Guarantee: Communicate a 14-day lease termination option to prospects.
· All other duties as assigned.

· Communication: Being able to effectively communicate with prospective tenants is essential. This includes verbal and written communication, active listening, and the ability to explain complex information clearly.
· Sales: Strong Sales Skills to persuade prospective tenants to lease property. Able to understand customer needs, present property features, and negotiate lease terms.
· Customer Service: Provide excellent customer service to prospective and existing customers. This includes addressing concerns, resolving issues, and ensuring tenant satisfaction.
· Negotiation: Must be skilled negotiators to reach mutually beneficial lease agreements.
· Organizational Skills: Manage multiple tasks, including scheduling tours, managing applications, and following up with leads.
· Knowledge of Real Estate and Law: Experience in real estate terminology, lease agreements, and Fair Housing laws is crucial.
· Salesmanship and Marketing: Knowledge of marketing strategies and sales techniques.
· Time Management: Required to set up appointments, conduct tours, answer questions, and close leases.

· Work Environment: Employee is frequently indoors in a temperature-controlled environment but will also be outdoors walking properties and researching neighborhoods. Employees must be able to travel regularly.

· Years of Experience: 2+ years strong sales (background in real estate, retail, B2C, or call center preferred). High-energy, persuasive, and driven by results.
· Education: High School diploma or equivalent work experience.
· Computer and Electronics: Proficiency in Microsoft Office products to type text, insert pictures, format, edit, print, and save. Using other software applications, as needed, to evaluate real estate, prepare budgets and proformas, and present findings. Proficiency in AppFolio, RingCentral, and CRM tools.

Job Type: Full-time
Pay: $50,000.00 - $80,000.00 per year
