Position Summary
The Leasing Specialist position reports directly to the Property Manager and is responsible for handling all aspects of leasing apartment units and assisting the Property Manager with day-to-day operations. This role is also responsible for assuring the Company’s standards are achieved and excellent customer service is delivered. This position offers significant upside and upward mobility with the goal of the Leasing Consultant growing into a Property Manager role.
Key Responsibilities
- Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
- Establishes rental rate by surveying local rental rates.
- Understands the community, specials and floor plans.
- Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
- Contracts with tenants by negotiating leases and collecting security deposit.
- Ability to qualify all prospective residents and maintains all resident leasing files.
- Inspects all pre-leased apartments prior to resident’s scheduled move-in date.
- Coordinates all changes regarding resident move-outs.
- Enforces occupancy policies and procedures by confronting violators.
- Daily communication and collaboration with staff, Property Manager and others as needed including any service maintenance requests.
- Assist with other duties as required.
- May be asked to assist at other communities as needed.
Required Qualifications
- Bachelor’s degree is highly preferred; equivalent work experience in property management will be considered
- 1+ years’ experience in property management
- Strong interpersonal skills
- Strong familiarity and working knowledge of fair housing laws and anti-discrimination legislation.
- Ability to comply with operational policies and procedures, codes, and regulations
- Exceptional organizational, problem-solving, and interpersonal skills
Preferred Qualifications
- Bachelor’s degree
- Bilingual (Spanish)
