Position Summary:
The Executive - Legal is responsible for assisting in all legal matters related to land acquisition, site supervision, document preparation, and coordination with various government offices. The role requires managing legal documentation, resolving disputes, and ensuring compliance with zoning, electric installation, and other regulatory processes.
Key Responsibilities:
1. Govt Liaison:
· Coordinate with Gujarat Electricity Board (GEB) for electric line installations on purchased sites.
· Oversee the payment process and follow up on land surveys conducted by GEB.
· Ensure electric connections are installed within the prescribed 1-2 month time frame, and resolve any delays.
2. Legal Assistance &Site Dispute Resolution:
· Accompany the advocate to the Mamlatdar office for Dastavej (deed) cases, particularly involving farmer disputes.
· Conduct site visits for land measurement and oversee the installation of fencing on newly purchased land.
· Investigate disputes related to boundary encroachments, particularly those involving farmers or neighbouring landowners.
· Report findings and developments to senior management, particularly regarding potential land flaws or other site-specific issues.
3. Land Documentation & Analysis:
· Visit government offices, including Town Planning departments, to obtain maps, zoning certificates, part plans, and other relevant documents.
· Obtain village plans from the District Land Records (DLR) office or local photocopy for any newly purchased land.
· Collect and submit required documents such as the Dastavej, part plans, Non-Agricultural (NA) orders, affidavits, and NOCs from relevant authorities
· Obtain 7/12 documents from the NEROR website and prepare detailed Excel sheets outlining the total area, the number of farmers, and land tenure (new or old).
· Collect and review farmer case files and other necessary documentation.
· Review Jantri (land area rate) and plot all relevant details on maps.
· Use Google Earth to inspect the land for any discrepancies, unauthorized constructions, or other issues.
· Conduct physical site visits to validate and report findings, including land depth or flaws such as uneven terrain or holes, to senior management for further action.
· Manage and maintain detailed records of all land purchases, including both physical and scanned copies.
· Ensure that all legal documents and land records are properly organized and stored for future reference.
4. Office Administration:
· Procurement of office resources as required – stationery, Wifi connection, generators, etc.
Job Type: Full-time
Pay: ₹25,072.50 - ₹35,116.02 per month
