1. Legal Documentation & Drafting
- Draft, review, and finalize agreements such as Sale Deeds, Lease Deeds, MOUs, Development Agreements, Joint Venture Agreements, and Vendor Contracts.
- Prepare and verify legal notices, NOCs, affidavits, indemnity bonds, and declarations.
- Ensure all documents comply with applicable real estate laws and regulations.
2. Title Verification & Due Diligence
- Conduct thorough title searches and verification of land/property documents.
- Coordinate with external advocates for title clearance reports (TCR).
- Identify legal risks, discrepancies, and provide recommendations.
3. Compliance & Regulatory Support
- Ensure compliance with RERA, Stamp Duty & Registration Act, Transfer of Property Act, Contract Act, and other relevant laws.
- Prepare and maintain statutory records, approvals, and licenses required for projects.
- Monitor project compliance under RERA portal (registrations, updates, quarterly reports).
4. Litigation & Dispute Management
- Coordinate with legal counsel for court matters, consumer cases, arbitration, and dispute resolutions.
- Prepare case documents, maintain legal MIS, and follow up with lawyers for updates.
- Assist in drafting replies to legal notices and customer complaints.
5. Liaison & Coordination
- Liaise with government departments such as Revenue, Collector Office, RERA, Registrar Office, AUDA/GMC, and other authorities.
- Follow up for necessary approvals, land records, building permissions, and registration work.
6. Customer Documentation Support
- Verify customer KYC and booking documents.
- Coordinate for agreement execution, registration appointments, and handover documents.
- Resolve legal queries raised by customers, banks, or financial institutions.
7. Record Management & MIS
- Maintain organized documentation for land, project legal files, and agreements.
- Update internal MIS with status of agreements, registrations, legal cases, and compliances.
- Ensure secure storage and archiving of legal records.
8. Risk Identification & Advisory
- Identify potential legal risks in transactions and provide proactive solutions.
- Advise management on legal implications of business decisions.
- Support due diligence for land acquisition and new project launches.
9. Vendor & External Advocate Management
- Coordinate with legal firms, notary offices, and external consultants.
- Monitor performance and ensure timely completion of assigned legal tasks.
