We’re seeking a licensed, motivated Realtor to exclusively handle the listing side of these investor-owned properties. Our savvy clients prioritize speed, maximum net proceeds, and minimal hassle. Success in this position will come from strong listing presentation skills, investor-focused marketing, data driven pricing and efficient transaction management.

Qualifications:

• Active TN Real Estate license in good standing with the TN Real Estate Commission (required)
• Active MS Real Estate license in good standing with the MS Real Estate Commission (preferred)
• Minimum 2 years experience in real estate sales with proven record of listing and selling properties (investment experience strongly preferred)
• Firm understanding of investment real estate concepts such as ROI, cap rates, cash flow, renovation/flip potential
• Familiarity with 1031 exchanges, tax implications and property management
• Excellent negotiation, communication and presentation skills
• Techsavvy with Paragon MLS and willingness to learn our CRM software
• High level of professionalism, integrity and discretion

Key Responsibilities:

• Interact with potential clients wanting to sell part of their investment portfolios
• Conduct investorfocused listing presentations
• Perform data driven pricing analysis using investment metrics
• Develop and execute targeted marketing plans to secure qualified buyers
• Negotiate contracts on behalf of seller clients
• Manage efficient transaction timelines minimizing seller hassle
• Coordinate property preparation, inspections and due diligence
• Maintain meticulous records in CRM and MLS for portfolio tracking and compliance
