Recurring Facility Site Assessments
- Plan and conduct Mock Surveys with and for the facilities within the Market.
- Create field reports based on auditing the facility – delivered to Maintenance Directors, Clinical leadership, and the Executive Director – when assessing a building.
- Assist in Annual Surveys as needed and help in writing the Plan of Correction (POC) after the 2567 is received, ensuring timely submittal.
- Complete routine property audits to ensure all required compliance items are completed or are in process and recorded.
- Assure adherence to all federal/state/local laws.
Maintenance Management
- Teach and develop Maintenance Directors within the Market.
- Assist with "maintenance" related projects (e.g., HVAC unit replacement, water heaters, concrete) conducted at the Maintenance Director’s skill ability level.
- Develop, implement, and monitor the effectiveness of maintenance programs to control expenses, improve tenant satisfaction, and manage on-site personnel.
- Assist in the preparation of annual operating budgets and 5-Year Planning for each facility.
- Communicate maintenance issues to Construction Market Leader, Facility Management, and on-site staff.
- Help review and negotiate maintenance vendor contracts.
- Diagnose and perform minor or routine maintenance as needed when the property Maintenance Supervisor is out or short-staffed, or is unable to complete the work due to lack of knowledge or needing assistance.
- Deliver consistent updates on financial performance and preventive maintenance activities, guided by selected metrics, to enhance transparency and market-wide visibility.
Construction Management:
- Develop Scope(s) of Work to outline expectations of the desired outcome. This environment includes all standard commercial construction applications. In addition, Healthcare construction related Scope of Work.
- Lead the bid process, including the negotiation and vetting of the different bids received.
- Lead the contract review and approval process, including creating and reviewing all documents required to conduct work in a Skilled Nursing Home setting.
- Hold pre-construction meetings and regular construction meetings prior to and during the course of the project. Includes coordinating with all Architects, Contractors, and Vendors involved with the project.
- Manage, track, and communicate project updates to all members of the project and parties involved. This includes reviewing and processing all invoices and pay applications.
- Create, implement, and manage the 5-Yr Plan for each facility within your stewardship.
- Develop, train, and involve the Life Safety Resource on projects.
- Conduct site walks and create property evaluation for existing facilities and potential new acquisitions.
- Coordinate with Landlords and other 3rd Party inspectors on projects and CapEx lease requirements as needed.
- Ensure all projects are closed and documented properly for retrieval when/if needed
- Must be able to travel in a car and/or airplane as needed.
New Acquisition Site Assessments:
- As directed, complete pre-acquisition physical plant inspections of skilled nursing and assisted living facilities, alongside 3rd party firms, to investigate the physical plant condition, and capex requirements of prospective acquisitions.
- Estimate and create a 1yr plan for initial CapEx investment for newly acquired facilities
Additional Responsibilities
- Assist with overseeing that on-site maintenance positions are staffed and assist with interviewing to ensure top talent is hired.
- In collaboration with Standard Bearer Healthcare, Inc., tour facilities to identify facility needs and protect real estate value.
- Oversee and provide support for Municipal Compliance will all State, Federal, and Local requirements
- Performs any additional duties assigned by the Director of Construction.
Qualifications, Knowledge, & Abilities:
- Must reside in the Tucson geography
- Minimum of 2 years of experience in Construction, Facilities, and/or Asset Management, with a focus on commercial and/or healthcare properties. Skilled nursing and senior housing experience preferred.
- Proven track record of successfully managing complex construction projects, portfolios, and investments.
- Ability to develop scopes of work, Request for Proposals (RFP’s), select vendors and monitor projects.
- Strong analytical and financial skills.
- Excellent communication and interpersonal skills.
- Ability to successfully collaborate with a diverse team of healthcare operators, owners, resources, and vendor partners.
- Ability to lead and motivate a team of professionals.
- Ability to self-direct and self-start on complex tasks, thrive in a fast-paced working environment, and effectively solve problems while working with a team.
- Strong computer skills (MS Suite office programs including Word & Excel)
WORKING CONDITIONS:
- Daily travel required and must have reliable transportation.
- Must be able to travel in a car and/or airplane as needed.
- May work at home or onsite in any area within a Skilled Nursing and/or Assisted Living facility.
- Directly interacts with any individual encountered in a Skilled Nursing and/or Assisted Living facility such as but not limited to employees, residents, visitors, and government agency representatives under any conditions and circumstances.
- May encounter hostile and emotionally upset employees, residents, and visitors.
- Follows all facility policies and procedures (e.g., infection control) that apply to visitors.
- Works beyond normal working hours and on weekends and holidays when necessary.
- Is subject to exposure to infectious and communicable diseases.
