Maintenance Director

Job Overview
The Maintenance Director is responsible for the overall integrity of all physical structures and grounds at a Guardian Angel Homes Community. Responsibilities include the mechanical/physical plant as well as maintaining aesthetics of the site. The Maintenance Director is required to act as a part of the site Leadership Team.

Responsibilities

· Responsible for hiring, training, evaluating, and disciplining all environmental services staff.

· Determine adequate staffing levels and maintain a current as-worked department schedule as required by state regulations.

· Ensure proper training and certification of all environmental services staff as required by GAH, and state and local guidelines.

· Provide education and accountability for all GAH Policies, Procedures, and standards.

· Frequent communication and coordination of projects, resident care, special events, and other job-related duties with other site departments is required.

· Participate in all inspections made by authorized regulatory bodies.

· Participate in setting department specific target goals for continuous process improvement and provide education, support, and accountability to maintenance staff to achieve goals.

· Maintain confidentiality of all resident Protected Health Information as indicated within HIPAA guidelines.

· Maintain confidentiality of all staff information per GAH standards.

· Routinely available for after hours and weekend on-call maintenance needs.

· Other duties as assigned by administration.

Administration:

· Adhere to budgetary guidelines established by GAH.

· Maintain an accurate declining balance for maintenance budgets.

· Supervise Maintenance staff and/or outside vendors.

· Prepare and enforce all routine inspection and preventive maintenance schedules and monitor for compliance.

· Prepare and place orders for all items needed for routine preventive maintenance, repairs, and upkeep with GAH approved vendors.

· Remain knowledgeable of GAH policy, procedure, and protocol as well as state and federal regulations.

· Keep accurate records as required by state and federal regulatory bodies.

· Provide management reports as required.

Operations:

· Maintain physical buildings/structures and grounds functionality, safety, and aesthetics using preventive maintenance strategy.

· Participate in all routine scheduled inspections and preventive maintenance as well as repairs/improvements/work requests.

· Conduct routine inspections of interiors and exteriors of the community. Visually inspect the physical structures and grounds for any maintenance issues.

· Ensure all repairs and improvements are made to vacant suites in a timely fashion.

· Ensure work requests are reviewed and completed with appropriate prioritization and in a timely fashion.

· Responsible for all minor upkeep and repairs to the extent that individual training, certification, and competency allows.

· Coordinate large projects and repairs with outside vendors upon project approval by administration.

· Conduct routine inspections of all GAH equipment as required by GAH and state and federal regulatory bodies.

· Conduct and document routine fire drills as required by state regulations.

· Participate in routine safety procedure training of all staff.

· Maintain all emergency call systems.

· Ensure all GAH vehicles are maintained in safe and good running condition.

· Provide secondary transportation as needed.

· Routine and as needed seasonal groundskeeping and weather mitigation.

· Maintain compliance with the state Fire & Life Safety rules and regulations.

· Attend all community functions and assist with set up and take down.

· Respond to all site disasters and emergencies.

Working Conditions:

· Works in well-lighted and ventilated area(s) throughout the facility.

· Sits, stands, bends, lifts and moves intermittently during working hours.

· Subject to frequent interruptions.

· Routine involvement with professional and non-professional personnel, residents, family members, visitors, government personnel, outside agencies/vendors, and the general public under all conditions and circumstances.

· Attends and participates in continuing education programs as required.

· Subject to falls, injuries from equipment, odors, etc. throughout the work day. Safety equipment provided as required by federal, state, and local regulations.

· Subject to exposure to infectious waste, diseases, conditions, etc., including exposure to the Covid-19, HIV, and Hepatitis B viruses. PPE provided and must be utilized as required by federal, state, and local regulations.

Requirements:

· Minimum three years maintenance experience with at least one year in a leadership or related position.

· Must have knowledge of basic electrical and plumbing skills.

· Valid driver’s license with clean driving history per state requirements.

· Minimum of 5 years of driving experience.

· Commercial Driver’s License: if applicable, obtained within 14 days from date of hire.

· Must have basic computer skills.

· Must pass criminal background check in accordance with state requirements.

· Must obtain/maintain current First Aid and/or CPR certification as required.

· Must obtain/maintain current Food Handler’s Permit.

· Must be able to lift 50 pounds.

· Must possess the ability to make independent decisions when circumstances warrant such action.

· Must possess the ability and willingness to deal tactfully and harmoniously with professional and non-professional personnel, residents, family members, visitors, government agencies/personnel, and the general public.

· Must be a minimum of 18 years of age.

· Must have patience, tact, a cheerful disposition and enthusiasm, as well as the willingness to practice continuous resident advocacy.

· Must be willing to seek out new methods and principles and be willing to incorporate them into existing practices.

· Must have the ability to function independently, have flexibility, personal integrity and knowledge to work effectively with residents, family members, staff, and other support agencies.

· Must be in good health and demonstrate emotional stability.

Job Type: Full-time

Pay: $23.00 - $25.00 per hour

Expected hours: 40 per week
