Job Overview

As a Maintenance Executive at Mangalyam Meadows, you will play a key role in ensuring the upkeep, safety, and functionality of the entire property — including villas, clubhouse, amenities, landscaping, and common areas. You will coordinate & supervise maintenance work, manage service vendors, respond to resident requests, and implement preventive maintenance plans to uphold the high standards expected at this luxury residential community. Key Responsibilities

• Develop, plan, and execute routine and preventive maintenance schedules for all buildings, infrastructure, and equipment.
• Inspect facilities regularly to identify maintenance needs and execute corrective actions promptly.
• Coordinate and oversee day-to-day repairs and servicing of electrical systems, plumbing, HVAC, carpentry, and landscaping.
• Manage relationships with external contractors, vendors, and service providers for specialized tasks.
• Supervise and lead maintenance staff/team on site.
• Ensure compliance with health, safety, and statutory regulations in all maintenance activities.
• Maintain accurate and up-to-date records of maintenance tasks, service reports, and equipment logs.
• Respond promptly to emergency breakdowns or resident service requests.
• Assist in budgeting and cost control for maintenance operations.
• Support improvements in operational efficiency and resident satisfaction through proactive maintenance strategies.

Qualifications & Skills

Education & Experience

• Diploma/Graduate in Mechanical, Electrical, Civil, Facilities Management, or related discipline (B.E/B.Tech preferred). (Expertia)
• Minimum 2–4 years of experience in property/facilities maintenance, preferably in residential or gated community environments. (Expertia)

Technical Skills

• Strong understanding of building systems (electrical, plumbing, HVAC, civil).
• Hands-on troubleshooting and problem-solving abilities.
• Knowledge of preventive maintenance best practices and safety standards.

Soft Skills

• Excellent communication and coordination skills.
• Ability to work independently with minimal supervision.
• Leadership qualities and capability to manage a team.
• Customer-oriented approach with a service mindset.

Working Conditions
