The Maintenance HVAC Technician 2 will perform skilled maintenance, troubleshoot, and repair split system air conditioners, package units and related equipment. Coordinate with site personnel on shutdowns for repairs and/or replacements and assist with selection and design criteria for new systems being installed on projects and existing facilities. Will respond in a timely manner to the temperature issues and needs of the occupants in the buildings and assist with HVAC/mechanical maintenance and repairs as needed under the primary direction of the Facility Maintenance Manager. Additionally, this position will assist with other facility and grounds maintenance, as necessary.

- Maintain a variety of facility duties such as: air conditioning, plumbing as well as assisting with remodeling projects that include carpentry, masonry, painting, covering of floor and ceiling
- Evaluate, troubleshoot, repair, and replace HVAC-R/mechanical equipment
- Evaluate, troubleshoot, maintain, and repair split systems, package units, mini splits, etc.
- Perform preventive maintenance on all HVAC equipment
- Provide technical review and input for new HVAC equipment
- Support general maintenance activities as needed
- Inspects equipment and diagnosis trouble and/or malfunctions
- Responsible for selecting appropriate materials, developing material/supply lists for projects, and placing orders with vendors
- Perform semi-skilled and unskilled laboring duties related to the installation
- Fulfill installations and repairs of HVAC systems
- Test HVAC systems to ensure proper installation and operation
- Maintain tools, vehicles, equipment, and well-ordered parts/supplies
- Execute maintenance and repair of a wide variety of HVAC systems and equipment ensuring HVAC installs comply with codes
- Provide timely, and accurate diagnosis of HVAC maintenance problems and determine most desirable (time, money responsiveness) method of ensuring repair and maintenance services to maintain facilities
- Monitor, evaluate and report ongoing HVAC status of facilities, buildings, and equipment
- Communicate and build relationships with local LMT’s and outside vendors
- Provide required HVAC repair and maintenance to facilities and equipment on a prioritized scheduled basis to ensure that facilities and equipment meet or exceed operation requirements
- Provide additional support and services to company owners and Strategic Business Unit (SBU) Leaders on an as needed basis to accomplish their objectives on projects and activities
- Requires regular and punctual employee attendance
- Works safely always and adheres to all applicable safety policies; complies with all company policies, procedures, and standards

Ability to read/interpret and work from blueprints, technical drawings, sketches, or layouts
- Ability to operate hand tools, electrical hand tools, power tools, forklifts, aerial equipment and voltage or ampere measuring devices
- Ability to work with all levels of personnel within the organization

- Strong math skills, ability to make computations measurements and calculate current values

Education and Experience:
- High school diploma or equivalent required; Associates degree in air conditioning/refrigeration or Certificate of completion of HVAC/Refrigeration Technician school preferred
- Registered with TDLR as an HVAC Technician required
- Universal Section 608 EPA Certificate in HVAC required
- Minimum 5 years’ experience in HVAC trade or related experience required; 7 or more years preferred
Supervisory Responsibilities:
Travel:
- Requires up to 50% travel
- Overnight stays during the week and occasional weekend work when applicable
- Valid Driver’s License required
Physical Requirements:
- Utilize safety harnesses frequently
- Occasionally operate backhoes, skid steers
- Frequently moves materials or equipment weighing up to 50 lbs.
- Constant movement and use of limbs; this position requires good manual dexterity, coordination, and stamina
- Ascends/descends with gradual or continuous progress by oneself, using both hands and feet and climbs up and down ladders and/or equipment
- Routinely reacts to visual, auditory, and other signals, including alarms and instructions, and is required to visually inspect work
- Prolonged periods standing, kneeling, bending/crouching, and climbing
Work Environment:
- Requires wearing common protective or safety equipment
- Regularly works outdoors in non-controlled environmental conditions around moving mechanical parts; occasionally works indoors in controlled environment
- May be exposed to weather extremes when working outside in conditions that include inclement weather, heat, cold and humidity
- Exposure to small quantities of chemicals, dust, steam, high-pressure water, and high-speed rotating equipment
- Required to perform work and maneuver safely underneath equipment, in cramped spaces and/or high places
- Includes exposure to loud sounds and noise levels that are distracting or uncomfortable
