Job Summary
The Housing Maintenance Leader’s, in coordination with the Maintenance Supervisor, primary responsibility is to ensure that all vacated apartments and residential hall rooms are thoroughly inspected, tracked and restored to a “Market Ready” condition or status in a timely, consistent manner and according to the needs of the leasing and marketing departments’ set and adjusted timetables.
Additionally, the Housing Maintenance Leader will participate in the Centennial Court Apartment Complex’s quarterly inspections, work with campus partners and staff from Centennial Court to address safety and security deficiencies, and communicate known deficiencies to the Maintenance Supervisors.

Essential Duties and Responsibilities
  • Inspects vacated apartments/residential hall rooms and completes checklists regarding make ready work needed.
  • Communicatees with supervisor, maintenance technicians, and vendors of needed services/repairs via WO system.
  • Coordinates and reviews all work as detailed by scope created from inspections or work orders.
  • Communicates with Apartment & Res Life and Housing Operations of completions and delays.
  • Creates and communicates detailed schedule and update of turnover progress via make ready reports.
  • Maintains annual records of make ready work including per unit average costs, length of turn time, and supplies needed.
  • Utilizes this information when planning upcoming make ready work.
  • Participates in the housing property quarterly inspections and property reviews, documents findings, communicates with UTA management findings, and follows up that findings have been addressed.
  • Reviews, reconciles, and recommends payment of make-ready vendors.
  • Responds to on-call emergencies before/during/after hours of operation. This includes, but is not limited to, fires, electrical outages, and weather-related issues.
  • Drive a UTA vehicle.

  • Performs other duties as assigned.

Minimum Qualifications
  • High School diploma or equivalent.
  • Three (3) or more years of experience in maintenance and repairs.
  • Experience assessing repairs/refurbishing.
  • Experience as a skilled/journeyman level in maintenance.
  • This position requires you to have and maintain a Texas Class “C” Operator’s Driver’s License and three (3) years of acceptable driving history.

Preferred Qualifications
  • Bachelor’s Degree.
  • Two (2) or more years of experience in the make ready process
  • Experience in StarRez software.
  • Experience in the TMA work order system.
  • Experience in higher education.

Knowledge, Skills and Abilities
  • Skilled in building maintenance trades.
  • Ability to learn new computer platforms for make ready processes and WO systems.
  • Skilled in Microsoft office.
  • Knowledge of Project Management concepts and principles.
  • Skilled in data/records management and tracking projects.
  • Demonstrated communication skills.
  • Demonstrated records management skills.

Other Requirements
  • This position is considered essential to the University and is required to report to work during campus emergencies/closures.
