We are seeking exceptional candidates to fill the Maintenance Manager postion. The ideal candidate will supervise and maintain the 115 room oceanfront property, ensuring that preventive maintenance work is conducted to meet and maintain hotel maintenance quality standards.
Essential Job Functions:

Supervise, and assign daily assignments to staff team members.
- Perform preventative maintenance on scheduled basis and complete work orders as necessary ; keep accurate records of PM'S on all rooms and equipment.
- Provide the highest quality of service to the guest at all times.
- Ensure that all guest rooms are rentable on a daily basis.
- Check and make repairs to plumbing systems and fixtures such as pipelines, toilets and sinks, kitchen and laundry equipment.
- Install and replace basic electrical fixtures. Replace light switches, receptacles, light bulbs, ballasts and fixtures.
- Check and make repairs to electrical systems such as lighting systems, television sets and kitchen equipment.
- Install or repair minor sheet rock and other wall coverings.
- Install, replace, and program televisions.
- Perform repairs to building, furniture, bathrooms, guest rooms, etc., as needed; may perform painting tasks.
- Assist in pool cleaning, knowledge of chemical process , backwashing .
- Responsible for the hiring and termination of the maintenance staff.
- Weekly scheduling of employees and time sheets for payroll.
- Ensure that all equipment is functioning properly and that preventive maintenance measures are performed to preserve the hotel and keep product quality to standard.
- Monitor mechanical, electrical, and water usages to ensure effective energy management.
- Respond in a courteous manner to guest questions, complaints and/or requests to ensure guest satisfaction.
- Respond in a timely manner to all work orders.
- Coordinate with Housekeeping Manager to ensure property is maintained in like-new condition.
- Policy violations by any employee you supervise are to be documented. In documentation, include any actions taken.
- Practice safety standards at all times and be alert to hazardous conditions. Report or correct any hazardous conditions immediately.
- Must be thoroughly familiar with Employee Handbook. Employee must adhere to all work rules, procedures, and policies established by the company, including but not limited to, those contained in the employee handbook.
- Wear proper uniform at all times in accordance with the Standards of Appearance.
- Other duties as assigned, of which the employee is capable of performing.
Requirements:

Must have a valid Driver's License
- Electrical
- Certified Pool Operator (CPO) Licenses
- OSHA

- Onity locks / regular locks and key cutting
Work Environment and Context
Work schedule varies and includes weekends , holidays , or alternate shifts . Requires standing , walking, pushing, lifting 50 pounds push and pull 100 pounds. Bending and reaching, climbing, stooping, and kneeling.
