Maintenance Manager (with On-Site Living Quarters)
Location: Ocean Breeze Resort, Daytona Beach Shores, FL
Position Summary
The Maintenance Manager is responsible for overseeing the day-to-day maintenance, safety, and functionality of Ocean Breeze Resort, a 32-room oceanfront property in Daytona Beach Shores. This is a hands-on position requiring broad technical knowledge, strong leadership, and a proactive approach to facility upkeep.
On-site living quarters are provided to ensure timely response to guest requests and emergencies. The Maintenance Manager plays a key role in maintaining the resort’s reputation for cleanliness, comfort, and operational excellence.
Key Responsibilities
1. Property Maintenance & Repairs
- Perform and supervise maintenance and repair of guest rooms, pool equipment, HVAC, plumbing, electrical, and mechanical systems.
- Inspect and maintain structural elements, including the seawall, pool deck, drainage, irrigation, exterior lighting, and roofing systems.
- Respond promptly to maintenance calls from guests or front desk staff.
- Coordinate with outside contractors for specialized repairs and inspections (e.g., elevator, fire safety, HVAC servicing).
2. Preventive Maintenance
- Implement a preventive maintenance plan covering all building systems, equipment, and guest rooms.
- Maintain daily work orders, logs, and inspection reports for recordkeeping and compliance.
- Conduct regular safety and condition checks on pool systems, mechanical rooms, and exterior fixtures.
3. Safety & Compliance
- Ensure compliance with the Florida Building Code, fire and life-safety regulations, and DBPR lodging inspection standards.
- Maintain proper signage, fire extinguishers, smoke detectors, and emergency lighting.
- Prepare for and assist in storm readiness and post-storm recovery activities, particularly regarding the seawall, pool, and landscape areas.
4. Grounds, Pool, and Exterior Upkeep
- Oversee daily maintenance of the pool, deck, landscaping, irrigation, walkways, and parking areas.
- Ensure all exterior lighting and fixtures are operational and visually appealing.
- Monitor corrosion, salt exposure, and wear on oceanfront structures and metal components.
5. Budget & Inventory Management
- Monitor and control maintenance-related expenses, including materials, supplies, and utilities.
- Maintain organized inventory of tools, parts, and consumables.
- Assist the General Manager with annual maintenance budget planning and capital improvement projects.
6. Staff Supervision
- Direct and train maintenance technicians, custodial, and groundskeeping personnel.
- Assign daily tasks, verify work quality, and ensure adherence to safety protocols.
- Support a positive team culture focused on guest satisfaction and efficient operations.
7. Guest Interaction
- Maintain professionalism and courtesy when interacting with guests.
- Ensure that all guest maintenance requests are resolved quickly and effectively.
- Support front desk and housekeeping teams with technical or emergency issues.
Qualifications
- Minimum 5 years of maintenance experience in hotel, resort, or multifamily property operations.
- Proven skills in HVAC, electrical, plumbing, carpentry, and pool maintenance.
- Strong understanding of Florida Building Code, OSHA, and DBPR lodging standards.
- Ability to read and interpret blueprints, maintenance manuals, and safety data sheets.
- Excellent troubleshooting and organizational skills.
- EPA or HVAC certification preferred.
- Must be able to work flexible hours and respond to after-hours calls (on-site housing provided).

Pay: $400,000.00 - $420,000.00 per year
