Position Summary

The Maintenance Manager is responsible for overseeing all physical aspects of the property, ensuring it is safe, functional, attractive, and well-maintained. This role combines leadership and hands-on work, requiring both strong technical skills and the ability to manage, train, and motivate a maintenance team.

Key Responsibilities

Leadership & Team Management

  • Lead, train, and schedule the maintenance team (including techs, porters, and vendors).
  • Assign work orders, turns, and preventative maintenance tasks to team members and follow up to ensure completion.
  • Model Brighton’s cultural values in daily leadership — accountability, teamwork, and consistency.

Maintenance Operations

  • Ensure timely completion of all resident work orders with high-quality service.
  • Oversee unit turns to meet leasing deadlines while maintaining standards of workmanship.
  • Manage preventative maintenance programs for HVAC, appliances, plumbing, electrical, and building systems.
  • Maintain curb appeal and property grounds at all times.

Vendor & Project Management

  • Source, schedule, and supervise outside vendors when needed.
  • Ensure vendors meet Brighton’s standards for quality and timeliness.
  • Monitor project budgets, materials usage, and expenses.

Compliance & Safety

  • Enforce all safety policies and procedures; maintain OSHA compliance.
  • Ensure all equipment is properly maintained and inspected.
  • Maintain accurate records of inspections, warranties, and compliance reports.

Collaboration & Communication

  • Partner with the Property Manager to prioritize work, manage resident expectations, and coordinate scheduling.
  • Communicate openly and professionally with residents, team members, and leadership.
  • Provide input during budgeting and capital planning processes.

Qualifications

  • 3+ years of multifamily maintenance experience, with at least 1 year in a supervisory/lead role.
  • Strong knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
  • EPA Certification (Type I/II) required; CPO preferred.
  • Ability to lead a team and balance hands-on repair work with oversight.
  • Strong organizational and time management skills.
  • Clear and professional communication skills, both written and verbal.
  • Must be coachable, resilient under pressure, and execution-driven.
