What this job involves: This position supports building operations under the supervision of the Lead Engineer, focusing on tenant services, preventive maintenance, equipment monitoring, and general facility upkeep. The role ensures optimal building performance, tenant comfort, and safety through hands-on technical work and responsive service delivery across mechanical systems, HVAC operations, and facility maintenance.

Your day-to-day tasks will include:

  • Responding to tenant service requests including temperature complaints, lighting repairs, furniture moving, and general maintenance needs
  • Performing preventive maintenance tasks on mechanical equipment, HVAC systems, and building infrastructure according to scheduled maintenance programs
  • Monitoring and recording equipment readings, settings, and operational status in logbooks for chillers, pumps, cooling towers, fire systems, and elevators
  • Operating and troubleshooting HVAC equipment including direct digital control systems to ensure tenant comfort and energy efficiency
  • Maintaining pneumatic control systems throughout the building, including repairs and recalibration as needed
  • Conducting safety inspections for elevators, generators, fire pumps, and other life safety systems
  • Performing general facility maintenance including painting, lighting replacement, snow removal, and mechanical room upkeep
  • Assisting outside contractors during major equipment overhauls and annual inspections
  • Maintaining organized tool rooms and workshop areas while managing supply inventory

Desired experience and technical skills:

Requirements:

  • Experience with HVAC systems operation, maintenance, and troubleshooting
  • Knowledge of mechanical systems including chillers, pumps, cooling towers, and boilers
  • Ability to read and interpret equipment manuals, maintenance schedules, and technical documentation
  • Basic electrical knowledge for lighting repairs, breaker resets, and equipment operation
  • Physical ability to perform maintenance tasks, lift equipment, and work in mechanical spaces
  • Strong communication skills for tenant interaction and reporting to Lead Engineer
  • Flexibility to work various shifts and respond to emergency calls as needed

Preferred:

  • Trade school certification or technical training in HVAC, mechanical systems, or building maintenance
  • Experience with direct digital control (DDC) systems and building automation
  • Knowledge of pneumatic control systems
  • Previous experience in commercial building maintenance or facilities management
  • Basic plumbing and carpentry skills for general maintenance tasks
