Maintenance Mechanic - I

Pay: $19.87 per hour

The Housing Authority of the City of Miami Beach seeks a qualified individual to fill the Maintenance Mechanic I position. The Maintenance Mechanic I performs a variety of routine and semi‑skilled maintenance and repair tasks to ensure that the Authority’s buildings, grounds, and building systems are properly maintained and safe for residents, staff, and visitors.

This position is an entry‑level/junior maintenance role and focuses on hands‑on work in the field rather than supervision of others.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Duties include, but are not limited to, the following:

· Responds to routine and emergency work orders in a courteous, professional, and timely manner.

· Minor plumbing (e.g., unclogging drains, replacing faucets and washers, repairing toilets and sinks).

· Minor electrical (e.g., replacing light bulbs, outlets, switches, and covers as directed and in accordance with safety procedures).

· Carpentry (e.g., repairing and replacing doors, locks, cabinets, baseboards, drywall patching).

· Painting (e.g., preparing surfaces, priming, and painting interior and exterior areas).

· General maintenance (e.g., appliance installation and minor repair, lock changes, caulking, and weather‑stripping).

· Assists with routine, responsive, preventive, and vacancy‑turnover maintenance, including cleaning, trash removal, and preparing units for new occupancy.

· Cleaning common areas, walkways, parking areas, and building exteriors as assigned.

· Conducts basic inspections of units, buildings, and common areas and reports observed safety hazards, damage, or needed repairs

· Uses, cares for, and maintains hand tools, power tools, equipment, and vehicles in a safe and proper manner; reports the need for repairs or replacement of tools and equipment.

· Follows established maintenance policies, procedures, rules, and regulations, including those related to health, safety, fair housing, and resident relations.

· Maintains accurate, legible records of work performed on work orders, inspection forms, and other maintenance documentation, including use of computers or mobile devices when required.

· Communicates effectively and courteously with residents, coworkers, contractors, and supervisors; provides basic information and refers residents to management when appropriate.

· Assists on special projects and major repairs as directed.

· Participates in the Authority’s safety program; uses appropriate personal protective equipment (PPE) and follows all safety procedures.

· Responds to after‑hours or weekend emergency calls on a rotating basis, as assigned.

· Performs other related duties as requested by the supervisor or other members of the management team.

KNOWLEDGE, SKILLS, AND ABILITIES

· Basic knowledge of building maintenance methods, materials, tools, and equipment commonly used in residential or multi‑family housing facilities.

· Ability to perform routine maintenance and minor repairs in one or more building trades.

· Ability to follow written and verbal instructions, read and understand work orders, safety rules, and equipment manuals.

· Ability to communicate effectively verbally and in writing.

· Ability to establish and maintain effective, courteous, and cooperative working relationships with residents, coworkers, supervisors, contractors, and the general public.

· Ability to organize work, prioritize assignments, and complete tasks within required timeframes.

· Basic computer literacy, including the ability to learn and use computerized work order or maintenance management systems.

· Ability to work independently with appropriate guidance, and as part of a team.

· Ability to safely lift, carry, push, and pull materials and equipment; to climb ladders and stairs; to stand, walk, bend, kneel, and work in a variety of indoor and outdoor conditions.

EDUCATION AND EXPERIENCE REQUIRED

· High school diploma or equivalent (GED) required.

· At least one (1) year of experience in building, apartment, or facilities maintenance or closely related work preferred.

· Experience working in public housing, multi‑family housing, or a similar residential setting is a plus.

· Bilingual English/Spanish preferred.

LICENSE AND CERTIFICATION

· Valid Florida Driver’s License.

· Must be insurable under the Agency’s insurance policy.

· Ability to obtain any job‑related certifications required by the Authority within specified timeframes, if applicable.
