About the Role
B2B Realty, a leading property management and brokerage company, is looking for an experienced and results-driven Field & Maintenance Manager to oversee all field, maintenance, and make-ready operations across our portfolio. The ideal candidate will have a strong background in property maintenance within real estate or property management and be ready to take ownership of performance metrics, cost efficiency, and overall property condition. This is a managerial role that requires leadership, problem-solving, and operational excellence. The Field & Maintenance Manager will ensure our properties meet the highest standards of maintenance quality, safety, and curb appeal while driving cost reductions and timely completion of work orders.
Responsibilities
- Oversee all field operations, including maintenance, make-readies, inspections, and access control.
- Drive improvements in Work Order (WO) completion and conversion ratios.
- Ensure accountability for curb appeal, field results, and tenant satisfaction.
- Expedite and manage all maintenance and make-ready work orders to meet turnaround targets.
- Reduce maintenance spend by optimizing vendor use, procurement, and process efficiency.
- Manage property access systems, including office access software and hardware security.
- Oversee break-in investigations, access audits, and property security protocols.
- Retrofit office systems for inventory management to track tools, materials, and maintenance supplies.
- Conduct and oversee semi-annual inspections to ensure property standards are met and revenue targets achieved.
- Collaborate cross-functionally with Property Management, QA, and Operations teams to streamline maintenance workflows.
Requirements

1–2+ years of experience in property maintenance, facilities management, or real estate operations (property management experience preferred).
- Strong working knowledge of maintenance systems, vendor coordination, and property inspection standards.
- Proven ability to manage field teams, prioritize urgent maintenance needs, and meet
performance goals. - Excellent organizational and problem-solving skills with a focus on efficiency and results.
- Strong communication and leadership abilities to manage contractors and
cross-functional stakeholders. - Proficiency in maintenance management systems, scheduling tools, and Microsoft Office Suite.
- Ability to work independently, multitask, and make data-driven decisions.
