Maintenance Painter / Porter

Job Title: Maintenance Porter / Painter
Schedule: Full-Time

Porter: Saturday – Sunday

Painter: Monday – Tuesday – Wednesday

Position Summary:
The Maintenance Porter / Painter is responsible for the overall appearance and upkeep of the community. This role combines skilled painting work with porter and basic maintenance responsibilities. The ideal candidate takes pride in keeping the property safe, clean, and well-maintained while delivering high-quality painting and repair work.

Essential Functions:
Painting Duties:

· Apply various finishes to buildings, rooms, and other structures, including primers and sealers.

· Prepare, clean, tape, and protect job sites before painting.

· Safely remove old paint and coatings.

· Complete drywall and sheetrock repairs.

· Perform closeout of painting-related work requests in apartments, communal areas, offices, and maintenance buildings.

· Maintain inventory of painting supplies, tools, and equipment.

· Support external painters by delivering/moving supplies and reporting quality of work to the Maintenance Manager.

· Demonstrate accuracy, thoroughness, and a “clean as you go” mentality.

· Remove trash and debris from worksites upon completion.

Porter / Maintenance Duties:

· Perform daily upkeep of grounds, amenities, building exteriors, leasing office, parking lots, and community areas.

· Remove trash and debris from all areas and community perimeter.

· Assist in apartment “make-ready” tasks, including trash-outs of vacant units and light cleaning.

· Assist maintenance team with snow removal (as needed).

· Support troubleshooting and light repair of mechanical, carpentry, and electrical issues.

· Report maintenance concerns promptly to Supervisor/Property Manager.

· Maintain cleanliness and organization of company-assigned golf carts, stations, and work areas.

Qualifications:

· Previous painting experience required; drywall repair experience strongly preferred.

· General knowledge of maintenance/porter tasks helpful.

· Ability to work independently and as part of a team.

· Strong attention to detail and pride in workmanship.

· Ability to lift up to 50 lbs and work indoors/outdoors in various weather conditions.

· Reliable and safety-minded.

Job Type: Full-time

Pay: $21.00 - $22.00 per hour
