Maintenance Project Manager

Job Role “Purpose & Scope”

To lead, manage, and control all mechanical Fire & Life Safety systems operation and maintenance activities, ensuring system reliability, Saudi Civil Defense compliance, safety, and continuous availability of all fire protection assets within the facility.

Tasks and Duties

Key Responsibilities
1. Operations Management
• Ensure 24/7 operational readiness of all FLS mechanical systems.
• Maintain system availability ≥ 99%.
• Lead daily, weekly, and monthly inspections.
• Manage emergency response and breakdown recovery.

2. Maintenance Management
• Develop and implement Preventive Maintenance (PM) plans.
• Supervise corrective and predictive maintenance.
• Ensure proper testing schedules:
o Fire pumps running & flow tests
o Sprinkler/hydrant systems
o ANSUL systems
o Gas suppression systems
o VESDA mechanical components
• Monitor system performance and reliability.

3. Testing & Compliance
• Ensure full compliance with:
o Saudi Civil Defense
o NFPA standards
o Manufacturer requirements
• Lead integrated system testing and annual inspections.
• Prepare facility for authority audits and inspections.
• Maintain complete documentation and reports.

4. Team Leadership
• Manage supervisors and technicians.
• Assign daily tasks and work schedules.
• Provide technical guidance and coaching.
• Conduct performance evaluations.
• Identify training needs and develop competency plans.

5. Safety Management
• Enforce HSE policies and safe work practices.
• Approve permits (Hot Work, Confined Space, etc.).
• Conduct risk assessments.
• Investigate incidents and implement corrective actions.

6. Planning & Budgeting
• Prepare annual maintenance budget.
• Control spare parts inventory.
• Optimize manpower and resources.
• Reduce downtime and maintenance costs.

7. Contractor & Vendor Management
• Supervise third-party contractors.
• Review technical submittals and method statements.
• Verify service quality and SLA compliance.
• Approve invoices and service reports.

8. Reporting & Documentation
• Submit monthly KPIs and performance reports.
• Maintain maintenance logs, checklists, and compliance records.
• Track:
o System availability
o MTTR
o PM completion rate
o Incident statistics

Scope of Systems
Responsible for all mechanical FLS systems including:
• Fire Pumps (Diesel/Electric/Jockey)
• Sprinkler Systems
• Hydrant & Hose Reel Systems
• ANSUL Kitchen Suppression
• Gas Suppression (FM200/Novec)
• VESDA mechanical components
• Water storage tanks & valves
• Passive fire protection components

Qualifications
Education
Bachelor’s Degree in Mechanical Engineering (Required)
Experience
• Minimum 10 years in FLS / Fire Protection O&M
• Minimum 5 years in leadership/managerial role
• Experience in large facilities / VIP or critical buildings preferred
Certifications (Preferred)
• NFPA / Fire Protection certificates
• Saudi Civil Defense approval
• PMP or Maintenance Management certification
• IOSH/NEBOSH (Safety)

Technical Skills
• Fire pump testing & troubleshooting

• NFPA standards knowledge
• PM planning software / CAFM
