Maintenance Supervisor

We’re looking for a skilled and proactive Maintenance Supervisor to lead the day-to-day maintenance operations and ensure the physical upkeep of the assigned property. This role is crucial in maintaining safety, compliance, and efficiency while delivering an exceptional living experience for residents. The ideal candidate will have strong leadership skills, technical expertise, and a commitment to excellence in property maintenance.

Key Responsibilities:

Maintenance Operations & Repairs:

Lead the maintenance team to complete daily maintenance tasks, service requests, and unit turnovers efficiently.

Perform repairs in electrical, plumbing, HVAC, appliances, and grounds maintenance as required.

Conduct general duties, including drywall repair, countertop, and cabinet replacement, and door/lock repair.

Ensure preventative maintenance is conducted regularly, including painting, lighting, sprinkler systems, pool maintenance, elevators, and more.

Compliance & Risk Management:

Ensure the property complies with local, state, and federal regulations, as well as RYSE Management policies.

Oversee the company risk management program, ensuring safety protocols are followed.

Maintain accurate work order records and ensure service requests are completed promptly and to residents' satisfaction.

Participate in and help monitor after-hours emergency on-call response as needed.

Property Inspections & Quality Control:

Conduct daily inspections of property grounds, buildings, and amenities to uphold cleanliness and safety standards.

Oversee and assist with property emergencies (e.g., snow removal, inclement weather, fires, floods).

Perform pre-move-in and post-move-out inspections, ensuring high-quality unit turnovers.

Identify recurring maintenance issues and implement solutions for long-term improvements.

Leadership & Team Development:

Serve as a mentor and leader to the maintenance team, providing guidance and training as needed.

Maintain a professional demeanor and appearance, setting the standard for the team.

Foster a positive and collaborative team culture, ensuring clear communication with property leadership.

Budgeting & Vendor Management:

Assist in managing maintenance costs to stay within the property’s budget.

Provide input on expenses and maintenance needs for future budgeting.

Solicit and oversee vendors and contractors, ensuring compliance with company policies.

Resident Relations & Customer Service:

Promote resident satisfaction by maintaining high standards of cleanliness and curb appeal.

Interact professionally and courteously with residents, addressing concerns and maintenance requests on time.

Support community engagement by fostering a safe, comfortable, and well-maintained environment.

Administrative & Other Duties:

Ensure completion of all property walk-throughs with leadership, discussing challenges and operational goals.

Maintain compliance with company policies, Fair Housing regulations, and safety requirements.

Assist property leadership with special projects and additional duties as assigned.

Education & Experience:

High school diploma or equivalent required.

Minimum of three years of experience in property management maintenance or a related field.

Strong knowledge of general maintenance, electrical, HVAC, and plumbing.

Skills & Requirements:

Ability to read, write, and comprehend English effectively.

Proficiency in using OneSite make-ready board, Net Vendor, and general office equipment (telephone, fax machine, copier, key tracking system).

Strong customer service and interpersonal skills to engage with residents, vendors, and team members.

Excellent organizational and time-management skills with the ability to prioritize tasks.

Ability to multi-task and work efficiently in a fast-paced environment.

Strong problem-solving skills, with the ability to handle difficult situations professionally.

Ability to maintain confidentiality and handle sensitive information appropriately.

Valid driver’s license, clean driving record, and current auto insurance required.

EPA and CPO certifications preferred.

Must comply with all safety and compliance requirements.

Required to complete and successfully pass the RYSE Management Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment.
