Maintenance Supervisor

Position Summary:

Ensure the building(s), equipment and utilities are maintained in good working order and facility grounds are properly maintained in accordance with facility policies and state and federal regulations

Duties/Responsibilities:

• Supervise maintenance staff in the day-to-day facility operations of assigned areas
• Create job assignments and set priorities
• Orient new staff and participate in recruitment and selection
• Communicate policies to staff, assist and coach as needed
• Monitor work assignments, provide feedback, evaluate performance and discipline as needed
• Maintain appropriate supplies and equipment
• Ensure equipment and work areas are safe
• Mix in, and appropriately label all chemicals
• Keep and maintain SDS log.
• Strict adherence to procedures regarding cleaners or hazardous materials or objects
• Maintain and upload to TELS all weekly, monthly, quarterly, and annual audits and inspections
• Prioritize and address staff concerns in TELS
• Track and maintain all facility assets (including but not limited to Beds, W/c, Scales, Patient lifts) via TELS
• Ensure universal precautions and infection control, isolation, fire, safety and sanitation practices and procedures are followed
• Promptly report any hazardous conditions and equipment
• Assist others as requested and function as a working supervisor in all areas of responsibilities as the departments' budgeted hours and workload require .
• Oversee security department, including scheduling, to ensure the compliance with facility’s standards
• Maintain facility equipment in proper working order
• Repair or replace any equipment that is not functioning properly
• Contact outside contractors to get quotes to complete work as required
• Conduct facility rounds and repair any areas that need attention
• Conduct and document monthly room audits to identify and repair any minor repairs including areas with missing or chipped paint
• Conduct and document monthly audits of all egress areas and ensure proper door and alarm function
• Conduct and document monthly audits in all resident care areas to ensure proper water temperatures.
• Maintain the facility grounds to assure safe ambulation of all pedestrians, snow removal, grass cutting and overall appearance of the outside of the facility.
