We are hiring a full time Maintenance Supervisor for a multi-family apartment community. This individual must be EPA Certified and have at least five years of maintenance experience. Experience as a maintenance supervisor is preferred.
Must promote good public relations with residents, co-workers, and company staff through great service-oriented attitude and resident trust. Always displays a friendly and courteous attitude towards residents and other employees. Coordinates maintenance objectives with the on-site manager daily. Ability to make independent decisions and also follow instructions.
This position coordinates or assists in preparing market-ready apartments in regard to painting, carpet cleaning, general repairs, housekeeping, performs various maintenance functions such as re-keying door locks and repairing air-conditioners, plumbing, electrical, appliances.
Will rotate being on-call after hours, when scheduled, and be available for overtime as needed for emergencies.

Description of Position

The Maintenance Supervisor is responsible for the overall maintenance and physical appearance of the apartment community.

The Maintenance Supervisor will hire, train and supervise the maintenance associates.
-
The Maintenance Supervisor is under the direct supervision of the Property Manager.
Goals of Position

Deliver outstanding customer service.

Ensure that the interior and exterior community areas meet company safety, security and physical appearance standards.
- Prepare apartment turns for rental in a minimal amount of time.

Perform scheduled maintenance on all equipment based on the manufacturers’ recommendations and operating manuals.

Design and implement a preventative maintenance program.
-
Attend to requests and/or emergency needs in an expedient and cordial manner.

Ensure repairs are done right the first time.
-
Build and maintain residents’ confidence and foster good relations.
-
Adhere to and obey Fair Housing Laws.

Protect the property from environmental hazards and adhere to safety, fire and building codes.

Maintain proper MSDS binder.
Responsibilities (including but not limited to)

Adhere to all company policies and procedures
-
Work with Property Manager to update and maintain maintenance shop log and new equipment log.
-
Complete uniform must be worn when working on any Landmark Property Services, Inc. managed property.

Perform electrical, plumbing, HVAC, and carpentry related repairs. Complete all maintenance requests within 24 hours or as soon as possible.
-
Ensure compliance with 1990 Clean Air Act.
-
Maintain a high work safety attitude, including the use of proper PPE when necessary.
-
Assist in custodial work as required, including sweeping, painting, etc.
-
Respond to emergency maintenance calls from the answering service or pager as required.
-
Keep an adequate supply of parts in the maintenance shop. Have constant knowledge regarding suppliers and pricing. Maintain budget control.

Keep the maintenance shop in a clean and orderly manner.
-
Maintain accurate preventative maintenance and MSDS records.
-
Responsible for pool and deck areas, chemicals, cleanliness, and restrooms. Maintain active role in supervising lifeguards or pool attendants.
- Help keep grounds and street free of litter.

Must maintain both a clean and neat uniform and personal appearance
- Work with residents to maintain good property relations.

Monitor laundry equipment and contact vendor as needed for repairs and maintenance.
-
Change air conditioner filters as directed at least two times per year.
-
Have knowledge regarding utility cutoffs and sewer clean-outs.
-
Keep tennis courts repaired and clean.
-
Assist on breezeways and laundry facilities when necessary.
-
Assist Property Manager in any unusual activity as becomes necessary for the smooth operation of the property.

Keep all project directional signs clean, painted and level.
-
Responsible for repair of items on monthly community inspections (to be completed within the month).
-
Call Property Manager or Regional Manager if emergency, sick or going to be out of work.

Monitor grills and picnic areas. Repair as needed.
-
Monitor vacant apartments, office and other common areas as required. Monitor heating and cooling levels in vacant apartments.

Responsible for checking and replacing any defective or burned out light bulbs or security lights. Light inspections to be done at least once a month.
- Prepare “on call” emergency work schedule.

Preform and/or assist with special projects assigned by Property Manager or Regional Manager

Additional tasks as requested or assigned.
While performing the above responsibilities and assignments, you may be required to perform tasks that will require some physical exertion. You must be able to see to a degree that safety is not compromised. You must be able to communicate and be understood.
Knowledge, Skill and Experience Requirements

Must have knowledge of all phases of apartment maintenance, with at least three years of experience.

Must have knowledge of basic safety procedures dealing with electricity, natural gas, water, sewer, and the use and disposal of toxic or controlled substances.

Substantial skill and knowledge needed in carpentry, plumbing, electrical, painting, cleaning and HVAC systems.

Must be certified in refrigerant recovery.

Must have supervisory experience.

Must have a high level of integrity, be trustworthy and hardworking.
Common Requirements for Your Duties as Maintenance Supervisor

Must have transportation, valid Driver’s License and own hand tools.

Use various hand tools and test equipment. These items may vary in weight from a few ounces to 40 pounds.

Use a 30-pound can of refrigerant for servicing air conditioners.
-
Hand carry and use a refrigerant recovery unit weighing 70 pounds.
-
Hand carry and install air conditioning compressors ranging in weight from 40 to 120 pounds depending upon the size of the condensing unit.
-
Hand carry and install furnace/forced air unit weighing 90 pounds.
-
Hand carry and install hot water heaters ranging in weight from 70 to 90 pounds depending upon capacity.

Hand carry and install commode/closet combination ranging in weight from 40 to 50 pounds.

You will be required to climb ladders in order to clean leaves out of gutters and complete roof repairs. Ladders required to perform this task will range from 16 to 40 feet in length and range in weight from 20 to 125 pounds. You will be required to lift and transport these ladders.

Use of a ladder is required to change out light bulbs in breezeways and on buildings. These ladders would range in weight from 10 to 125 pounds.

Changing panels of glass ranging in weight from one to 40 pounds is required and may require the use of a ladder to accomplish the task.

Pool maintenance is a big responsibility and often requires you to lift and/or transport drums of granular chlorine weighing 100 pounds, drums of stick chlorine weighing 50 pounds, and bags of soda ash or bicarbonate of soda weighing 50 pounds each. You also could be responsible for replacing pool pump motors and pumps ranging in weight from 25 to 200 pounds depending on the size required.

You will be required to perform certain service functions or make upgrades to the apartment unit. An example would be to install lighting or ceiling fans. Both duties would require the work to be done using a stepladder and require lifting with two hands.
In addition to the above, you will be required to lift and transport other items pertaining to maintenance (weighing up to 200 pounds) for the smooth operation of the property. *Must be safe and cautious when lifting. Use safety equipment provided and obtain assistance from co-worker when lifting heavy objects.
