Multifamily Maintenance Supervisor – Multi-Site Portfolio

Lead Maintenance Operations Across Multiple Apartment Communities

We are seeking an experienced and motivated Maintenance Supervisor to oversee maintenance operations for multiple multifamily communities throughout the Saint Joseph area. This leadership role is responsible for ensuring the physical assets of the properties are maintained to the highest standards while delivering exceptional resident satisfaction and supporting site teams.

Position Summary

The Maintenance Supervisor provides leadership, technical expertise, and operational oversight for maintenance teams across multiple apartment communities. This position ensures efficient completion of service requests, preventative maintenance programs, capital improvement projects, apartment turns, and compliance with company policies and safety standards.

Key ResponsibilitiesLeadership & Team Development

  • Supervise, train, mentor, and support maintenance technicians across multiple properties.
  • Foster a culture of accountability, safety, customer service, and continuous improvement.
  • Assist with recruiting, onboarding, scheduling, and performance management of maintenance personnel.
  • Coordinate staffing resources and provide coverage support among communities as needed.

Property Maintenance & Operations

  • Oversee daily maintenance operations, work order completion, and preventative maintenance programs.
  • Ensure vacant apartment homes are turned efficiently and meet company quality standards.
  • Diagnose and assist with complex HVAC, plumbing, electrical, appliance, and building system repairs.
  • Conduct routine inspections of buildings, grounds, amenities, and mechanical systems.
  • Coordinate vendor services and monitor contractor performance.

Compliance & Asset Preservation

  • Ensure compliance with OSHA standards, local building codes, and company safety policies.
  • Maintain required maintenance records, inspections, and inventory controls.
  • Assist with budgeting, capital planning, and expense management.
  • Identify opportunities to improve property performance and reduce maintenance costs.

Resident Experience

  • Support property management teams in delivering exceptional resident service.
  • Address escalated maintenance concerns professionally and promptly.
  • Promote a positive resident experience through quality workmanship and timely communication.

Qualifications

  • 3+ years of multifamily maintenance experience required.
  • Previous maintenance leadership or supervisory experience preferred.
  • Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, and general building maintenance.
  • EPA Certification required (or ability to obtain as required).
  • HVAC certification preferred.
  • Experience managing maintenance operations for multiple communities is highly desirable.
  • Strong organizational, communication, and problem-solving skills.
  • Ability to prioritize multiple projects and work independently.
  • Valid driver's license and reliable transportation required.
  • Ability to participate in an on-call rotation and respond to emergencies when needed.

Physical Requirements

  • Ability to lift up to 50 pounds.
  • Frequent walking, standing, climbing stairs, bending, and use of maintenance equipment.
  • Ability to work indoors and outdoors in varying weather conditions.

Pay: $26.00 - $28.00 per hour
