Maintenance Supervisor- Live Onsite Required

The Maintenance Supervisor is responsible for all general apartment and facilities maintenance under the supervision of the Community Manager, in a manner that ensures overall customer service satisfaction and optimum property performance.

Pay rate of $35-$40 hourly based on experience and credentials, plus bonuses.

Paid vacation, sick time, various Holidays, and Birthday paid off

Living on-site is required with a 34% discount.

  • Maintain the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community standards.
  • Inspects work performed by contractors, vendors, and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
  • Maintains inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools as needed to stay within budgetary guidelines.
  • Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Conducts regularly scheduled company safety meetings, ensure all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure community compliance.
  • Demonstrates customer services skills by treating residents and others with respect.
  • Selecting, training, assigning, coaching, and disciplining employees
  • Contributing maintenance information to strategic plans and reviews
  • Implementing production, productivity, quality, and customer-service standards
  • Completing assigned service request in 24 hours
  • Handle resident relations with tact, diplomacy, and courteous communications.
  • Assists and ensures the timely turnover of vacant units
  • Must be able to lift 80-100 lbs on a regular basis
  • Must be able to walk up and down stairs on a regular basis
  • Must have a valid driver’s license and reliable transportation with insurance and registration
  • This position is responsible for on-call rotation for after-hours emergency situations
  • Must be available for night/weekend call duty.
  • Knowledge in carpentry, electrical, HVAC, plumbing, painting, masonry, and appliance repairs and installation (dishwashers, stoves, refrigerators, etc.).
  • Required experience: 3 yrs minimum in multifamily residential property maintenance.
  • Cell phone, tools, and vehicle to complete job responsibilities
  • EPA and CPO preferred but not required
  • Positive attitude promoting teamwork and career-oriented goals
  • Punctual, dependable, self-starter
  • Ability to multitask
