Maintenance Technician – Apartment Community Job Summary
We are seeking a proactive and skilled Maintenance Technician to join our apartment community team. In this vital role, you will be responsible for ensuring the optimal operation, safety, and upkeep of residential units, building systems, and community amenities. Your expertise will help maintain a clean, efficient, and well-functioning environment by performing preventive maintenance, troubleshooting building systems, and executing repairs with precision.

Key Responsibilities
- Complete daily work orders accurately and in a timely manner
- Perform routine inspections and preventive maintenance on building systems, HVAC units, plumbing, electrical components, appliances, and facility infrastructure
- Troubleshoot mechanical and electrical issues using schematics, wiring diagrams, technical manuals, and diagnostic tools (including multimeters/ohmmeters)
- Execute repairs involving electrical wiring, plumbing, HVAC systems, drywall, carpentry, appliance repair, and residential painting
- Assist with apartment turns (make-readies), ensuring units are move-in ready and meet company standards
- Operate property management or CMMS systems to document work orders, track maintenance history, and schedule preventive maintenance
- Maintain grounds, common areas, and amenities in clean and safe condition
- Respond to after-hours emergency calls - NO LOCKOUTS
- Assist with larger capital improvement or renovation projects as needed
- Adhere to all safety policies, conduct safety inspections, and participate in safety training
- Provide excellent customer service by communicating clearly and professionally with residents and team members
Qualifications
- Proven experience in apartment, residential, or facilities maintenance
- Strong mechanical aptitude with working knowledge of plumbing, electrical systems, HVAC, and appliance repair
- Ability to read and interpret wiring diagrams, schematics, and technical manuals
- Experience using diagnostic tools for electrical troubleshooting
- Familiarity with work order management systems or CMMS software preferred
- HVAC certification required
- CPO certification preferred
- Ability to work independently while contributing to a team-oriented environment
- Strong time management and organizational skills
- Ability to lift 50+ pounds and perform physical tasks throughout the day
- Valid driver’s license and reliable transportation

Pay: $27.00 - $32.00 per hour
