- PRIMARY RESPONSIBILITIES:
To provide maintenance/repair/upkeep for the Inclusive Housing Resource’s (IHR) housing stock as well as contracted modifications to homes outside of the network.
- ESSENTIAL FUNCTIONS:
- Maintain, repair and provide upkeep for assigned homes. This includes, but is not limited to maintenance of buildings, grounds, vehicles and equipment.
- Schedule and/or perform preventative maintenance work in all areas of responsibility to maintain the quality and value of the property.
- Perform general repair of household appliances.
- Perform carpentry and electrical repairs as needed.
- Perform painting and/or drywall maintenance/repair as needed.
- Coordinate and perform snow and ice removal in the winter with the Maintenance Director.
- Driving agency vehicles to the various properties that IHR maintains.
- Notify the Maintenance Director of needs involving major repair/maintenance/replacement
- Attend scheduled IHR meetings.
- Perform work duties in accordance with company safety and security policies and procedures as well as in accordance with OSHA and Blood Borne Pathogen regulations.
- Protect company’s assets by responsibly maintaining homes, vehicles and equipment and keeping vehicles and equipment in good & clean condition.
- Be available to work a flexible schedule during 1st shift hours (Monday thru Friday) to help meet contracted deadlines.
- Provide on call coverage as needed.
- Support IHR efforts to enhance quality of life for persons with disabilities and their families.
- Follow all IHR policies as detailed in the agency manual
- QUALIFICATIONS AND REQUIREMENTS:
- High School Diploma or GED
- Knowledge of methods, materials, equipment and safety rules related to maintenance/repairs
- Ability to organize work and to solve maintenance problems in an efficient and timely manner
- Ability to lift 50 pounds continuously and the dexterity sufficient to perform the manual tasks involved
- Ability to squat, stoop, kneel, bend and stretch without injury or strain
- Ability to reach and lift items over the head
- Ability to climb stairs and ladders or crawl into awkward/small spaces
- Ability to transport tools and materials onto and around a job site
- Ability to operate power tools
- Ability to push and pull the weight of snow and/or a snow blower
- Must be clear of any medications or other substances that would impede the ability to safely operate vehicles, equipment and/or power tools
- Willingness to learn new skills
- Ability to work with others to plan, coordinate and/or complete tasks
- Must have the ability to work with minimal supervision
- Must have a valid driver’s license with less than 6 points on the driving record
- HVAC Certification (or actively seeking certification), preferred
