Maintenance Technician

Five Property Portfolio; Commercial Light Industrial and Class B Office. This position performs technical and mechanical work that ensures the physical aspects of the units and common areas meet the company standard for cleanliness, safety and overall functionally.

Under the direction of the Property Manager, a successful candidate will be part of an essential three-person team who are responsible to:

I. MAKE READY: Complete the “make-ready” process to prepare vacant units to lease. Understands the basic construction process, codes, and professional attention to detail for commercial spaces, including:

A. Demo: Safety, process, clean up.

B. Experience framing walls using Steel Stud and Drywall

C. Light Electrical, required (wiring outlets and switches; 110/210 power; basic wiring; wiring light fixtures; general knowledge of fitting gauge and basic electrical panel systems; breakers)

D. Light Plumbing (Repairing/Installing interworking of toilets and all bathroom fixtures; replacing valves; basic welding; snaking lines; how clean out systems and backflow systems work)

E. Experience with Painting. (Hang drywall, 20-min hot mud, tape, texture wall and fully prep for paint; using paint guns vs. rolling walls- finish and detailed touch up).

F. Experience with Concrete work, (grinding, removal, pouring; determining and then using the appropriate type of concrete based on the situation).

G. Works with up-to-date equipment and techniques to be efficient and create a better product with less effort.

II. PREVENTATIVE MAINTENANCE PROGRAM AND DAILY WORK ORDERS:

A. Basic computer skills to accept, complete and close out work order system.

B. Makes repairs in professional workman like manner in accordance with established policies, procedures, safety standards and code requirements.

C. Adheres to and engages in the development of the annual preventative maintenance program and schedule.

D. Identifies, diagnoses and recommends repairs or replacement in a wide variety facilities management issues like defects and problems regarding water intrusion, roofing, plumbing, walls, framing, doors, concrete, flooring, paving, and windows, just to name some situations.

E. Working with the team, weekly property picking up trash and debris, clean trash enclosures, breaking down palettes, furniture in a safe manner.

III. INVENTORY:

A. Organized.

B. Anticipate needs for job so that all materials are available and ready to complete the job.

C. Follow procedures for accessing and obtaining materials, supplies, equipment, tools and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.

IV. SAFETY:

A. Adhere to the company’s safety policies to create a safe work environment for everyone.

V. OTHER SKILLS:

A. Understanding of computers to accept, complete and close out work order and timecard systems.

B. Must be able to use common hand tools, power tools and other shop equipment to perform assigned work.

C. Work from elevated area such as ladders, platforms, scissor lifts, booms and use fall protection equipment when required by the job.

D. Must be physically fit and able to work outside and climb ladders to roof areas.

E. Trained and certified in use of scissor and fork lifts, and boom. (Company will provide).

F. Motivated, self-starter who can meet deadlines.

G. Organized, Pro-active thinking; Anticipates needs.

H. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible. No being wasteful with materials and supplies and practicing the correct use for tools and equipment.

I. Follows up and completes documentation and other paperwork in a timely, accurate and complete.

Pay: $28.00 - $30.00 per hour
